I’d strongly encourage you not to accept Room one in the annex.. tell them when you book that you don’t want it. The floorboards above are ridiculously noisy and the occupant of the room only has to move gently and it sounds like the ceiling is going to fall in on you. Unfortunately, for me, they were early rises and consequently it was a terrible night sleep for me."

"Fabulous hotel in the middle of Ambleside.
Staff were all amazing ... fantastic customer service from everyone we encountered. Room was comfortable, beautifully decorated, and very clean and quiet. Plenty of free parking available on site. Public areas were expansive, relaxing and once again very well presented.
We really enjoyed our stay and are already planning a return trip for a longer period. We would absolutely recommend this hotel to all."

"This place was a dream. The staff was friendly and helpful. The location is right across the street from Dove Cottage and a short walk into Grasmere to see Wordsworth's grave. There is also a convenient bus stop right across the street if you are traveling without a car. The location is stunning; even a view of the car park provided beautiful views of the surrounding mountains. The hiking path around Grasmere Lake was one of the most beautiful trails I've ever hiked. We stopped in Keswick and Windermere as well, and highly preferred the quiet location in Grasmere. The hotel provides excellent food, so you don't have to leave, although there is a great cafe and pub a short walk away. The property was clean, the bed was comfortable, the location was quiet, and the breakfast room was gorgeous! Not a bad view in any room in the place. Absolutely loved this place and plan on returning. Thanks for the remarkable stay!"
