Although rare, accidental damage from guests does happen. Traditionally, this was managed via a security deposit or vacation rental damage insurance purchased by the guest. Both are cumbersome and often have limitations in protection. With "all-risk" protection, all accidental damage from a guest is covered unless it's specifically excluded such as, normal wear and tear, infestation, or prior damage. This is covered under a $35 management fee included in the transaction for your stay. Relax and enjoy your stay!! WINTER WEATHER: Please note that there are some somewhat steep, windy roads leading to the cabin, as is very common in the area. The driveway leading to the cabin is also a short, fairly steep curve. If there is winter weather some of these roads may be impassable. Power outages are also very common when there is winter weather, and power outages can last for days. There is NOT a wood-burning fireplace in the cabin. Trip insurance is STRONGLY recommended as we will not give any refunds due to winter weather. BEARS: Welcome to the Smokies, also known as bear country. Please know there is a lot of bear activity around the cabin, especially between May and October. DO NOT FEED THE BEARS!! Please do not leave trash outside of the cabin unsecured. All trash must either be inside the bear proof receptacle provided. Do not leave any food unattended outside (including in your car, or on the grill) at any time. We are not responsible for any damage to your car from bears. Please make sure to keep your car locked, and keep all doors to the cabin closed at all times. HOT TUB POLICY: Our hot tub amenity is provided for use during your stay and the water has been treated prior to your arrival to ensure it is correctly balanced. Hot tubs pose similar risks to swimming pools, as well as having their own dangers. Please use the hot tub at your own risk. Here are some hot tub safety rules that everyone should be aware of before using the tub: 1\. The tub is to be used responsibly and is not to be used as a substitute wading pool by children. Allowing children to jump or dive into the water is not permitted under any circumstances. Children must not use the spa unsupervised at any time. No infants or toddlers in the spa. 2\. Please shower before using the tub to remove lotion, make-up, sun-screen, insect repellent or any other oil-based products. 3\. Only clean swimwear may be worn in the tub as the chemicals in the water will remove the colored dyes found in ordinary clothing, causing them to leach into the water and turn it cloudy. 4\. Prevent accidental drowning. Leave the hot tub cover on and latched when the spa is unsupervised. 5\. Prevent Hyperthermia. Understand that alcohol and other medications greatly increase the chance of hyperthermia – the opposite of hypothermia. This occurs when the internal body temperature reaches several degrees above the normal temperature of 98.6 degrees. 6\. Do not use any glass near the hot tub. Don’t do it, ever. Trust us. 7\. Do not use a hot tub if you are taking any medication that makes you drowsy or affects your circulation; if necessary, check with your doctor. Pregnant women and the elderly should also consult their doctor before using a hot tub. 8\. Do not use the hot tub if you are under the influence of alcohol or drugs as your judgment will be impaired and you could become unconscious and drown. 9\. No smoking is permitted in or around the tub. 10\. People with cuts or external infections should not use the tub. Overuse or abuse will also cause the tub water to turn cloudy and may render the tub unusable. Tubs that require excessive cleaning will be emptied and cleaned at the expense of the renter, and may deny you the use of the tub for at least 24-hours. All of our hot tubs are on a regular cleaning schedule. On rare occasions, you may not be able to use the tub for a short time after it has been serviced. The cabin was luxurious, well appointed and sparkling clean. The location was perfect just a short distance to all the sights yet you felt completely separated in the mountains. This cabin has far been the best we have ever stayed at on our yearly trips to Gatlinburg! We love going through the Cades Cove loop and this cabin is within 10 miles of it. It's secluded and has an amazing view! The rooms are beautiful and spacious! More than enough beds for the 8 of us who went. We had a mama bear and two cubs visit us one night. It's location on the edge of Wears Valley was perfect as it was just a short drive to just about anywhere we wanted and needed to go. The location was very private and quiet and the hosts were very responsive and helpful. The beds were really comfy and everyone slept well. Everything we needed was provided....we just needed our clothes and a quick grocery trip! The hot tub felt great after a long day of walking. The three little bears paid us a visit as we were packing the car to checkout and took a case of water right out of the back! Kind of funny, but definitely a little scary! Makes for a great story! Many light fixtures were dusty throughout the cabin. The master bath's floor needed to be cleaned along the edges and corners. The pool table needed to be cleaned, hair on the playing surface. For eight adults, their was four rolls of toilet paper and one roll of paper towels for a five night stay which did not last for our stay. We loved the location for how close it was to the National Park. The kids swam in the river and asked to go back to the house when they were tired. It was easy to get into GSMNP, as well as to drive to Pigeon Forge, Gatlinburg, and other activities. The kids loved the game room and each of the little sleeping spaces. The back decks are amazing, and we all enjoyed the hot tub. We saw a black bear cruise by twice, which was exciting for us city folks. There were also fireflies at night! Kara responded promptly to get hot tub running. Boys enjoyed pool table despite limitations is space. Issues: Very little kitchen storage for non-perishables; doors covering laundry and pantry difficult to move;; a fine black dust falling onto the upstairs king bed; and a tricky doorknob lock in upstairs bathroom, that trapped more than one of us—knob needs replacing. Even so, we enjoyed seeing a bear and a couple deer, Cades Cove, Abrams Falls, Middle Prong trail, river rafting and lots of games. Thanks! ##### Bonnie F. I do want to mention a few things to be mindful of. The kitchen is very small and the refrigerator is smaller than average. This was a problem as we had two families staying in the cabin. Also, pay attention to the bathroom descriptions. The bathroom upstairs is shared with a king bedroom and the queen loft-there is no shower in this bathroom so four bedrooms have to share one shower in the lower level. Lastly, be near aware. We had beers on our porches and on our cars multiple times a day even though we left no food outside and did not use the grill. ##### Wanda T.
