The Space: This 1,649 sq ft two-story townhome is located inside Compass Bay Community Resort area in Kissimmee, just south of Orlando and is only 7 miles from Disney World and a 13 miles from Universal Studios. Guests have access to an outdoor heated community pool with sun loungers and tables, gazebos, and picnic areas with BBQ grills, children’s playground and lakes and ponds here and there. It’s a wonderful place for some outdoor family fun or to celebrate an occasion, picnic and/or barbeque! The townhome is located in a community that provides 24/7 gated security. Please note when parking in the driveway, be sure to pull all the way in and not block the sidewalk. Cars that block the sidewalk are subject to getting towed and we cannot be held responsible. A BBQ grill rental (no propane tank included) is available for use for an additional fee. This service must be requested at least 48h prior to your arrival. This is a pet-friendly property, but pets are only allowed with prior authorization and are subject to a $290 USD fee per pet, with a maximum of 2 pets allowed for a total of $580 USD. Dogs must be on a leash when on the community premises. Please be responsible. The house has to be well cared for to avoid damages to the furniture and amenities. There is no daily housekeeping. Mid-stay cleaning services can be requested for an additional fee. Florida law does not allow opened food to be kept in the kitchen or refrigerator, so all food items are removed after each guest checks out. Therefore there will be no supply of items, such as condiments, coffee grounds, etc., prior to check-in. You can pick these items up at a nearby supermarket. We provide a few essentials to make you feel more at home when you arrive, like paper towels, dish sponge, dish detergent, dishwasher pods, ONE trash bag in each trash can, and ONE roll of toilet paper per toilet. Hand soap, shampoo, and conditioner in each full bathroom. These will not be replenished during your stay. Additional supplies must be purchased by the guest. There is no daily housekeeping service but if you'd like a cleaning, that can be arranged for an extra fee. There are surveillance cameras on the property, strictly for security reasons only to ensure guests' safety. All cameras are facing outdoor areas. Early check in subject to availability with an additional fee. Guests will be requested to sign a Rental Agreement (via the link in the booking confirmation). A security deposit may be required prior to arrival or at check-in, subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met. House Rules: \- Travelers must be at least 21 years of age or older to book. \- No smoking of any kind (tobacco or cannabis) is allowed inside the home, and the use of any recreational drugs in the house is strictly prohibited. Failure to comply will incur a $300 penalty. \- No parties or events are permitted, illegal activity is prohibited and excessive noise won't be tolerated. \- No loud music is allowed after 10 pm. Please be respectful of the neighbors. \- No more guests than those listed in your reservation are allowed. No tent or other structures may be set up on the ground of the property. \- Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if needed after their stay. \- Renters may be required to provide a government ID on the day of checking in or during your stay. \- Please avoid moving furniture.
