Room was on a tilt. Okay for one night only. Clean comfortable bed. Cold, drafty. No hot water. Dated decor.

Very dated,the shower was broken,headboard dirty.

The room was very dated, the bathroom so small they had to put the sink in the room the shower head came off as soon as we switch the shower on and would not go back into place,the white headboard on the bed had brown stain on it.The carpet was dirty.

Pros: central to south bay
Cons: could use a small chair or stool in my room to save sitting on the bed
warm welcome from staff,warm room,nice view over trees and woodland,near all major attractions on the south side,better than average continental breakfast with nice coffee,all in all a nice place to stay .

Quality hotel at a very low price!

I stayed two nights for a very cheap price. For the money I paid, I got a lot more than I expected. Professional, courteous, smartly-dressed staff. A comfortably-sized room with a nice bed and all the expected facilities. The room wasn't perfect - the toilet roll rack was very loose and there was a small amount of grime in the shower - but it didn't affect my experience all that much. Very nice continental breakfast. The hotel is next to the beach and very close to the city centre, so it's a great place to stop for a tourist.

Pros: close to where I needed to be
close to prom and beach but down hill all the way. Breakfast was continental but with plenty of choice. No evening meal a pity as I was travelling on my own and no keen on walking out on dark nights.

Pros: Very good value for money as well as convenient and pleasant place to stay
Location: Nothing really, would use again or recommend to others
Hotel was in central location for railway, town centre and South Bay and beach facilities. Room very clean and comfortable with shower and tv as well as tea and coffee making facilities.

Seriously underperforming

Pros: web sites dealing with hotel reservations should isee them first.

Location: satisfactory
Stayed 2 nights without a bathroom light. Promised repair never materialised.On second night waited till early hours for repair promised yet again. Had to use bathroom in pitch black darkness. Secondly, room furniture looked tired and out of a low grade auction. All crammed into tiny garret at third floor level. C'arpet stained. Bathroom tiny and taking up quarter of totaL Room 36 is like something out of George Orwell's Road to Wigan Pier. A bizarre intrusion came when another guest came into the room when we were in bed, having apparently been given wrong key. No notices anywhere about fire emergency arrangements - the lift is licensed for only 2 people. Only one staircase and no fire escape anywhere Window was stuck closed. When asked by us how to complain to owners, staff said they lived in Ireland and did not have address.They had not been able to get bathroom light repair because the co-manager who did repairs was two days away at local motor bike races..

Basic room, excellent value!

Pros: It was cheap and cheerful, stay were great :o)
Cons: Decorating, however as an old building and the renovation costs to severely change things, it would then affect the fact it is a budget lodge
Location: Near the views and beach and shops not far away too....I nice road that is not noisy
A basic room that was a little worn and the decoration and some of the plaster etc had come off the walls and stains on walls too.. However, it was amazing value for money and the toilet and shower and bed and bedding and coffee etc facilities were excellent for the price!! I will be staying again for a budget weekend away it is ideal. Carparking outside at a very good rate is also a benefit and only a very short walk to the views and the beach xx Thank you for a great stay :o) xx

Friendly staff

Ok, it wasnt 5☆ but you get what you pay for, the room was clean, bed uncomfy, the lift, well, what can i say, it was comical to say the least, but at least it worked. The breakfast was nice, plenty to go at. The staff were friendly and helpful. I would recomnend if staying for a few days. Close to beach and shops and a very nice little pub called the cask inn, amazing food.

Pros: I liked the building and the staff were friendly
Cons: I would have liked a cooked breakfast. I was disappointed to find out it was a continental help yourself meal. I felt it was a little over priced.
Location: Handy location to the beach Nice park nearby for boats/train rides/picnics Cinema/theatre
The hotel was nice and the bedroom was comfortable As i suffer from a dust allergy it would have been better if under the beds had been hoovered. The water system was loud coming from other rooms but i take it that is because of the age of the hotel.
