Thoughtfully designed, this 2 bed/2bath home is a once-in-a-lifetime experience. Wake each morning with a cup of coffee as you experience dolphins swimming in your backyard or end each day with dinner and a sunset surrounded by the tranquil sounds of the ocean waves. The Space: The home's Tulum Chic design has been fully refinished and furnished throughout with luxe, high-end amenities and stylish decor for an elevated guest experience. The living area features a big flat-screen TV and a Bluetooth speaker for entertainment. Floor-to-ceiling sliding glass doors in the living areas can be opened fully to fill the home with cool, ocean breezes. Take your pick to enjoy the ocean views from the sofa or head out to the balcony to sunbathe. The home is equipped with a full kitchen and high-speed Wi-Fi. Please note that guests do not have access to the garage. Direct beach access is not possible from the home. However, it is a 3 minutes drive to get to the closest beach (Carbon Beach). The room configuration is as follows: Primary Bedroom / King Bed + Bathroom 1 Bedroom 2 / Queen Bed + Bathroom 2 Living Room - Regular sofa for 5th person (please note that it is not a sofa bed) Guest Access: Guests will have access to the entire home. Guests will granted access to garage per request. The Neighborhood: The property is located on PCH, minutes away from one of the greatest restaurants in Malibu. Nobu Malibu is 5 minutes away, Moonshadows is 1 minute away, Geoffrey's is 20 minutes away and Malibu Pier is 5 minutes away. Santa Monica is 20 minutes away from the property. Venice is around 25 minutes depending on traffic. LAX airport is a 45-minute drive from the home. Getting Around: We recommend renting a car as many activities are difficult to reach on foot. There is ample street parking and also a designated parking spot in front of the garage. Other Things to Note: NO PARTIES or LOUD MUSIC MAXIMUM OCCUPANCY (5 PPL) MUST BE RESPECTED AT ALL TIMES ANY PARTIES WILL RESULT IN AN IMMEDIATE EVICTION As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. Violation of any city noise ordinances will be subject to fines that can reach up to $10,000 per violation. Any gatherings of more than 5 people are not allowed on the property unless discussed and cleared with the host before check in. Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees. We may require a security deposit for some bookings. There are surveillance cameras on the outside of the home, both for safety and to ensure rule compliance. This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit if applicable, a $300 smoking fee, and liability for any fire or property damage costs. $35 charge per towel for any stained/ruined or missing towels $200 charge per stained sheets/duvet cover $35 charge per stained pillow case $200 charge if the house is left excessively messy and requires additional cleaning Guests must be transparent and truthful about the questions asked by the host at booking. Any incorrect information provided may result in immediate eviction without refund. Non compliance with the rules cited above or complaints from neighbors may result in immediate eviction. Upon check in, please report any damages to avoid being charged. We understand that sometimes accidents happen! Should you break anything please let us know immediately - if it's minor we usually won't charge. If it's a larger issue, we would like to agree on the cost with you before you leave to avoid any issues later. The views are gorgeous and we fell asleep and woke up to ocean sounds daily. The place was clean and comfortable and it was nice to be able to have a bathroom per bedroom. A couple things to add: it’d be nice to have been able to open just a screen door to the balcony instead of all or nothing. We loved the breeze but didn’t want seagulls or bugs flying in. Also, while we knew we wouldn’t have direct access to a beach from the stay, we were hoping to walk to nearby entrances as Google maps hinted was possible, but that was not an option due to storm damage and construction, which was a bummer. We had a wonderful stay here with my husband and parents and 2 pups. The place was beautiful and felt like you were on a ship it was so far over the water. We were able to take our pups to the beach every day as there a small public access beach just a 5 minutes walk down the road. Place was clean and had everything we needed. Had a great time, the place is super cute, loved the vibe. You do have to walk a short bit to the beach, but it’s really close and quaint. The have an outdoor shower so you can rinse off. The stunning views from the balcony are breathtaking, especially at sunset, providing the perfect end to a day full of activities. And the joy of waking up to seeing dolphins in the ocean adds an extra layer of magic. The house is well furnished and equipped with all the amenities you could need. The host set up beautifully with a welcome sign and a set table. Checking in and out was easy. However, someone did barge into the house one day and we all got very scared because nobody else is supposed to have the code. We also got charged a crazy amount for “stained towels” when in reality it was just a bit of makeup that shouldn’t have been such a shocker. ##### Rebecca H. The views were stunning! To be able to sit on the balcony with a cocktail and the waves crashing at your feet is such a cool experience. Watching the dolphins play in the ocean all day was one of our many highlights! The location is ideal, close to some very nice restaurants and 20 minutes to the Santa Monica pier. The parking is not ideal but you’re in Malibu and there is no ideal parking anywhere so if you plan to stay at the house with more then two people it’s advisable to all come in one car. We truly enjoyed this house and we will definitely be back! ##### Gina W. Minor Issues Overall the house and location are amazing and the hosts available and communicative. Two FYIs First, the listing address vs the unit address. This is essentially an attached unit and there a two listing here that apparently share the same listing address. We showed up to the listing address which happened to be the unit next door...with another renter. We had not noticed that the check-in instructions gave a different address. Minor but if I missed it, so might the next person. Second, the unit is pet friendly and with that you can expect some evidence. We are dog lovers, brought our own non-shedding dog, but are actually allergic so sensitive. This time the home was not up to par but hopefully will be in the future. ##### Ryan C.
