Nice room, but far from downtown.
The room was ok, but located in a half basement near of what we think was the pomp, so very loudly. The bathroom wasn't very new, so doesn't appear very clean. But the bed was comfortable, and it was nice to have a tv and a kettle for coffe and thea. It was a little to far from downtown, but the bus is just in front. The neighborhood was nice and quiet. We discovered nice restaurants and cafe.

A place to sleep
Fortunately we did not have to stay in the hotel very much. Room claustrophobic and subterranean! Small and overpriced Staff pleasant but room grubby. O.k but would not stay there again

1st trip to Edinburgh
The hotel is located in Leith which is a in a suburb outside of Edinburgh, you need a bus to get to the city, the no.12 is just outside of the hotel, and drops you off in Princes Street, but when you go to the other side of the street for the return, none of the bus stops have the number 12 stop at it, so you need a no.16 go two stops up and then get the no.12, easy once you have figured that out, with a lot of help from the locals, it's worth doing as it is cheap £4 for a day ticket, you can use as many buses as you like. O.K. Back to the hotel. The staff are helpful and friendly the room clean and tidy, I was in the basement which has a Sani flow system it's bit noisy but only when your fellow guests use the shower, toilet, and sink at odd hours,(if I used the toilet in the night I flushed it in the morning) the bed was o.k. but I missed mine, but if you want to stay away from the city, for some quiet, Sani flow not with standing and are o.k. using buses then this ideal. Because of the festival and tattoo in August, finding a cheap hotel in, or near Edinburgh is impossible.

Very basic
Pros: easy to get into city, plenty of buses, quiet location opposite leith links park, lots of great restaurants and bars, port of leith shopping centre and brittania close by, decent breakfast (not included). Cons: very poor quality mattress, cobwebs and dead flies around window, odd shaped room with a set of drawers at the bottom of bed with about a foot of space between to get through sideways, tiny bathroom without any shelves to put your toiletries on, wobbly tap, mouldy tile grouting in shower cubicle, noise from other guests with children, wobbly rickety dining chairs in breakfast room, wifi doesn't work in your room only in the main entrance or breakfast room

Fairly basic. Parking difficult
The room had a large window which swivelled, but had no method of locking the window in any open position for security. We were woken by noisy residents who arrived home after 3 am and stomped up and down passages and in rooms and talked loudly in their rooms. The noise went of until nearly five am when they only stopped after we yelled loudly at them. One of them had a shower in the shared bathroom in the middle of the night, flooding water all over the floor. There is no staff on duty 24 hours and no phone in the rooms to summon assistance. We didn't shower in the morning because of the flooded floor and fear of running into the alcohol/drug affected residents. When we complained to the morning manager was concerned and he offered us free breakfast in compensation, but we declined as we just wanted to get out of the place. We had arrived home late after attending the Military Tattoo, so got almost no sleep that night.
