Cons: a chair in the room 202
My only critique is that the room is too small,although it very well supplied with small items. There is nowhere to put cloths in a reasonably sized draw.A chair would be welcome to eleviate the lack storage space.

Fantastically run hotel in a great location

We booked a 3night stay in a double room and were greeted by friendly, knowledgeable staff who went out of their way to be welcoming, offer extra clothes hangers, breakfast in bed and many spot-on restaurant recommendations. The decor was nice and modern, the bed extremely comfortable and the room size ample. It was a noticeably clean hotel in very good condition. The tv and wifi all in good working order and free to use with very helpful hotel booklet given which answered most queries about the hotel and offered contact numbers for cabs etc. The breakfast menu was varied and the buffet offered enough to satisfy most tastes and moods. The location in Kemp Town was fantastic - right next to the sea and pier, surrounded by excellent eating spots and within 10-20minute walk of the Laines for shopping and other tourist sites. Cabs were very quick and very cheap - costing around £6 to get from station to hotel. It isn't a cheap hotel by any stretch, but you definitely get what you pay for. Would definitely stay here again.

Parking impossible

This was a lovely building but the room was the smallest I've ever stayed in. The decor was good and had all the facilities one would expect however too expensive considering the size. The heating was difficult to regulate and uncomfortably hot, add this to the noise from other residents and or staff I cannot say I had a restful sleep or enjoyable stay.

We booked this bnb for a last minute trip to Brighton. It was in a great location, on a quiet street right by St James Street, close to everywhere we wanted to go. We stayed in the cosy double, which is fine for 1 night but no longer as it was so small and got quite hot! Especially as it seemed like the heat was coming from one of the wardrobes and we couldn't really control the temperature. The bathroom was tiny as well, you could practically have a shower whilst sitting on the toilet. However it met our needs and it was very clean. The breakfast was great and there was a nice range of choice on what to have.

Absolutely fantastic stay from start to finish, I won't be staying anywhere else when I come to Brighton. The staff are attentive and ensure you have everything you need. Great hotel!

Comfortable stay

The breakfast was freshly cooked and exceptional, with a very nice complimentary smoothie every morning. The staff were always very friendly and helpful. We did have a couple of problems with the heating, but these were sorted out promptly. There is no hotel parking, but a £10 per day permit was provided. It's up to you to find an available street zoned parking spot; good luck! The decor was nice, but getting quite tired. There are very few electrical points and lot's of hidden extension leads, so you will have to unplug a lamp to charge your mobile... Overall, a very comfortable stay in a great seaside resort.

Beautiful guest house, very friendly and welcoming. Helpful staff. Only slight niggle was that the room was way too hot, even with the window open all night.

Fantastic getaway in a beautiful townhouse. Located on a quiet street moments from the beach and shops makes it a wonderful bolt hole.

Romantisk forlænget weekend

Fantastisk morgenmad! 5*!!! Vores værelse i 203 var meget lille, udsugningen på det meget lille toilet virkede ikke, og det gjorde klimaanlægget heller ikke. Så der var ret varmt uanset hvor koldt det var derude. Værelset var dog rent og pænt men lige lovlig småt til to. Men huset er meget fint indrettet i lækker stil. Meget søde medarbejdere.
