Waterfront Holiday home with kitchen and fireplace
Nestled in an idyllic position at the end of a no-through lane on the banks of the River Tweed, The Boathouse boasts magnificent views over the river to the hills beyond with not a road in sight.

On the banks of the River Tweed
With fabulously cosy accommodation, huge open fires and constant entertainment from the every-changing vista of the river and its inhabitants - ducks, geese, moorhens, herons and a family of otters to name but a few - this is the perfect rural retreat.

The house has been completely renovated and refurbished to a very high standard using earthy paint colours, traditional stone fireplaces, slate floors, pure wool carpets, luxurious fabrics and an interesting mixture of contemporary furnishings alongside some classic antique items. One of the highlights of the renovations is the 26' dining room with a fabulous open fire at one end and stunning views over the river - perfect for atmospheric dinner parties.

GROUND FLOOR
Large kitchen with breakfast table (seating 8), dishwasher, microwave, two electric ovens, 4 ring hob, refrigerator and radio.

Utility room with washing machine, tumble dryer, additional fridge/freezer and chest freezer.

Large dining room with enormous dining table seating up to 10 guests. The dining room also has an impressive open fire with a pair of stylish throne like chairs.

Snug with seating for 4 guests and Smart TV with DVD player.

Drawing room with plentiful seating, impressive open fire and books and games.

Bedroom one with king size bed with large wardrobe, chest of drawers, dressing table and stunning views of the River Tweed.

FIRST FLOOR - ANNEXE
The annexe is located on the first floor above the garage and is separate from the main house. Access is via the steps to the left of the garage. There is no additional cost for the use of the annexe.

Bedroom five with zip and link beds which can be set up as a super king double or twins as required, chest of drawers and small wardrobe.

En-suite bathroom with WC, basin and bath with shower over.

OUTSIDE
Large, enclosed garden with fabulous views over river, garden furniture and charcoal barbecue.

PARKING
Private parking for up to 5 cars is provided.

BABIES & CHILDREN
A travel cot and highchair can be provided on request.

DOGS
Three dogs are welcome at The Boathouse. We ask that dogs are kept downstairs, out of the bedrooms and off the furniture.

GUEST AMENITIES
Luxurious bed linen and fluffy bath towels and hand towels are provided for each guest. Guest toiletries are provided.

WI-FI & MOBILE COVERAGE
Fast fibre optic broadband is provided. Mobile signal is very poor in this area. A landline is provided for emergency calls and incoming calls.

HEATING
The Boathouse has oil central heating along with underfloor heating in some parts of the house. There are open fires in the dining room and drawing room, logs are provided.

FISHING
Salmon fishing is available (subject to availability) on the The Boathouse & Canny beat on the River Tweed through Crabtree & Crabtree. Please email us to find out more.

Trout fishing is available through Ladykirk & Norham Angling Association.

GUEST PRIVACY
Please note that guests who are fishing the beat in front of the house have access to the outside loo and garage to the side of the property. Please contact us if you have any concerns.
