Great B&B on the outskirts of Southwold

Pros: Rooms, breakfast, location
Location: Southwold coast and Walberswick Fish and chips on the beach at Dunwich Walks
Fantastic B&B in Reydon, about a mile from Southwold and the coast. Friendly staff at both reception and on breakfast. Good options on breakfast and flexibility to be available earlier to support me running my half marathon. Rooms were spacious and had all the necessary basics and comfortable beds. Nice gardens and atmosphere. A great stay.

Lovely place to stay!

I treated my husband to a weekend away for our anniversary and New lands was the perfect place.It was a lovely peaceful place to stay the room was comfortable and well maintained with all the facilities you could want plus free Wi-Fi. It was only a ten minute walk to the town and everything was in easy reach. The breakfasts were delicious and the manager Joe made us feel very welcome.We would definitely stay there again and thoroughly recommend it!

Great B&B close enough to the local activities to walk (about 30 min to town) on good flat walkways, however not so good when it rains. Not cheap by any means however good service and great breakfast provided.

Pros: Joe and his team are very attentive and will do anything to help.Great stay.
Cons: All very good.
Location: Location is very central with all of Suffolk/Norfolk to explore. Africa Allive is excellent especially with the Zulu Dancers - really worth seeing.
Newlands is a lovely peaceful place to stay with great staff. Stayed in a Garden Room which was both spacious and comfortable with all you could want for a pleasant stay. Added bonus was the swimming pool. Although not suitable for disabled people who cannot use the metal steps to access. Lovely week with lovely weather and Joe and his team were great. Would recommend.

My husband and I stayed for five days I between Latitude and the schools breaking up, therefore the hotel owner and manager would have been very busy the days before we arrived. The hotel idecor is a little old fashioned and the garden a little unkempt but our room and all other facilities were absolutely fine and nothing was too much trouble. Also, we love Southwold!

Stayed here whilst we were visiting Latitude 2014. The owner, Jill, couldn't have been more accommodating, letting us drop off bags early to get off to the festival, before she'd even managed to finish cleaning the room. The room was a double facing the front of the house and was, like the rest of the house quaint with beams in the ceiling, rolling floor and an old fashioned fireplace. Although it faced onto the A12, the road was quiet during the night. We slept soundly despite having the window open. The room wasn't ensuite, but had an adjoining bathroom, with shower, for our own use. Again this was old fashioned with wooden washstand and wood panelled walls - like something out of a Cath Kidston catalogue. The owners, Jill and Neil, have a menagerie of six horses, three (quiet) dogs, ducks...nearly a working farm. Hard to leave.

Amazing friendly staff, who were so welcoming and brilliant breakfast service. Room was large, but I was disappointed with institutional bathroom, damp smell, no where to hang freshly laundered (but slightly damp) towels and the coffee cups weren't 100% clean. However the garden room was accessed straight from the garden, it was peaceful, lots of parking, the breakfast was tasty and staff so friendly. Plus just a ten minute walk into Southwold, gorgeous seaside town.
