Alongside Crescent Lake in the Epcot® Resort Area, Disney's BoardWalk Villas contains 524 guest studios and one- and two-bedroom villas in a long five-story building that's brick-red and pale yellow in color, and styled like a 1940s coastal village.
All units provide porches, patios, or balconies furnished with chairs. Studios include kitchenettes and villas have full kitchens. The homey decor includes pastel walls, white-wood cabinets, floral fabrics, drapes displaying 1930s-era boardwalk scenes, and copper light fixtures hanging above the dining tables.
Ceiling fans provide a cooling option to each unit's air conditioning. Villas all have VCR/DVD players, and DVDs and videos are available for rent. The units provide high-speed Internet access as well (surcharge). And each villa contains a vacuum cleaner, mop, playpen/crib, and high chair.
All guestrooms (including room patios and balconies) are nonsmoking.

Leaping Horse Libations - This poolside bar resembles a merry-go-round. Menu items include hot dogs, sandwiches, salads, and tropical drinks. Open for lunch.
Bellevue Lounge - The resort's library bar/lounge contains plants, board games, overstuffed seating, and bar stools, and plays old-time radio broadcasts.
The following restaurants are located on the lakeside boardwalk fronting the resort. Additional restaurants can be found on the 0.8-mile-long walkway around Crescent Lake.
Big River Grille & Brewing Works - This brewery restaurant features fresh beer and a menu of appetizers, soups, salads, sandwiches, ribs, pasta, steak, meat loaf, and more. Décor is contemporary and streamlined. Open for lunch and dinner.
Spoodles - Mediterranean cuisine such as tapas, flatbread pizzas, and paella is served here alongside filet of beef, pasta dishes, and grilled salmon. Open for breakfast, lunch, and dinner; pizza window open to midnight.
BoardWalk Bakery - Take-out sandwiches, bagels, pastries, and breakfast burritos are available for quick and easy snacks. Desserts too. Open for breakfast, lunch, and dinner.
ESPN Sports Club - A large sports bar containing an ESPN store and a game arcade, the bar offers a lunch and dinner menu of ribs, steak, fish, burgers, nachos, sandwiches, salads, and appetizers.
Flying Fish Café - The café offers American cooking with an emphasis on seafood. Open for dinner only.
Entertainment
In front of and adjacent to the resort, the lakeside boardwalk features a variety of entertainment choices. Atlantic Dance Hall provides an elegant, 1940s setting for music and dancing (minimum age 21). Nearby, Jellyrolls features dueling pianos, sing-along sounds, and other musical entertainment (minimum age 21). For younger guests there's Midway Games & More for skill games and The Yard Arcade for video games.

“Fantastic location quick walk or ferry ride to Epcot & Hollywood Studios”
Fab location. 5 minute walk to Epcot or 15 minutes to Hollywood Studios (or a very short ferry ride to both). 15 minute bus ride to Animal Kingdom or Magic Kingdom. Kids loved the 200 foot long water slide at the hotel pool. Stayed in a Studio Villa. Having kitchenette was great for breakfast. Bathroom was a bit older and in need of renovation, some mildew on tile grouting surrounding the tub/missing grout (hence 3 rating on cleanliness of room). Aside from that, pull-out sofa bed very comfortable, balcony was a nice treat. Staff was super nice. Overall a very nice stay/location for a Disney Trip with 2 children ages 8 & 10.

Stayed at the Villas in September 2011. Received a great price from Expedia. Lovely grounds. Outstanding service. Friendly cast members. Terrific location if you prefer Epcot and Hollywood Studios. Will return again if able to get the same value. A wonderful Disney experience.

I was completely awed by this amazing hotel. From the staff, to the amazing lobby decor, to my luxurious studio rooms. Happening place, always stuff to do. loved it.

This is a great location but the hotel is getting old and needs to be updated in the bathroom and kitchen. Service and location is great but rooms are looking tired.
“Great stay at Disney's Boardwalk Villas”
I stayed in a studio villa. It was spotless, and kept that way by a great housekeeping staff. The furnishings in my villa appeared to be new - there was no wear and tear evident at all. The location of the resort is perfect for walking to Epcot and Hollywood Studios parks, and the Disney transport to Magic Kingdom and Animal Kingdom parks was efficient. All the employees were very friendly and went out of their way to make sure everything was as perfect as possible. I only wish I could have stayed longer than a week!
“Not impressed - not accommodating”
two disabled people in my party and they would not move us closer to the elevator. the walk to our room was long even for a healthy person. two of the three elevators were down. the staff was giving us incorrect directives about various things. I would rather stay closer to Magic Kingdom and there were other small issues including lack of internet and paying for internet we did not get. I also went back and forth waiting for someone to service our internet. The concierge sent me back and forth to my room for info on my disney park tickets only to tell me to go to the park and get them. It was a wasted full day of my vacation tending to hotel and park issues. Staff was not well informed and there was a drunk screaming and yelling and falling down drunk outside the entire night and we had to call and complain twice before it was addressed
“Disney Resorts are Overated!!”
Not in any Disney Resorts! Taking the Shuttles from place to place, was like a cattle call. Too many people on top of people,i had a stroller it was a nightmare getting it , on and off everytime. Stay outside of Disney and just take a cab. I stayed at the Boardwalk Villas over prices for the ammenties, took them 6 hours to have my luggage brought up to my room. Even after i gave the bellman $10 tip to bring up. Had dinner came back still no luggage, and they where rude about it, like i was bugging for my luggage. The Hotel needs a renovation for sure stuck in the 80's paid to much for the 80's style room. If there is a next time i will stay at a Brand New Marriott or something outside of Disney. Disney Propertys are overpriced for no advantages at all!
“The Boardwalk Villas are the way to stay at Disney.”
This was our second time staying at the Disney Boardwalk Villas, it's the perfect set up with big bathrooms a full kitchen and comfy beds. This time they upgraded from a one to a two-bedroom villa, it was great. I recommend villas to anyone who has kids or is going with big families. You can cook breakfast every morning to save a little cash, then you're off to the parks. A big livingroom with flat screen TV"s and DVD player – the adults can put the kids to bed and still stay up watching TV w/o disturbing the little ones. Also, you don't have to worry about how you're going to get to the parks, if you stay on Disney property, they have so many ways to get there – monorails, buses, boats and your good old feet. You don't have to worry about car seats for the little ones or if you rented a car big enough.
“Great family vacation”
Overall, we were happy with the Boardwalk Villas. Great central location -- could either walk, boat, or bus to all of the Disney attractions. Great pool with water slide and play structure. Nice, quiet rooms. We took a 5-year-old and a 1-year-old with us. There wasn't a heck of a lot the littlest one could do. We had to keep him hostage in his stroller most of the time at all of the Disney attractions. I would probably wait until he is 3 or 4 to go again. The five-year-old was in heaven the entire time. He was a good age for the trip. We were there right before Thanksgiving and it was a little busier than I would prefer with little ones (when every minute counts!). We had to stand in line a lot more than I would have liked. Even so, we all had fun in the end and would definitely go back!
