Pros: The staff and the breakfast stood out
Cons: A bigger bed but very difficult as rooms are small.
Location: Good location close to seafront and a short walk to Brighton Lanes
Lovely clean hotel . Rooms on the small side and the bed not quite big enough although comfy. Staff were delightful and our breakfast was first class. Compares very favourably with most hotels I've stayed in. Would definitely go back but would ask for the larger room I saw on the ground floor with hopefully a larger bed !

Pros: Small cosy personnel hotel
Location: Beach across the road, great restaurants near by, pier a short walk away together with the wheel, great views over brighton and hove
Stayed Friday night till Saturday excellent location, beach across the road, staff very polite and professional. Great wet room with dressing gown and slippers provided in room. Extra touches include homemade cookies fresh coffee and mini marshmallows for a cosy mug of hot chocolate. Homemade smoothies and the best eggs florentine together with fresh croissants fresh fruit fabulous breakfast.

Hotel was fantastic, breakfast divine and staff excelled with service throughout. The only let down was my booking of a room that they do rightly describe as a tiny double but this doesn't show on Expedia-and it was tiny and I suffer from claustrophobia. Make sure you book a bigger room (than I did) and you'll have an amazing stay. They were exceptional when I spoke to them the first morning and helped find us an alternative. Will be going back for sure.

Pleasantly suprised by the warm welcome and the quality of the room as a whole. The service was very personal and there was a sense that a genuine effort was being made. Overall a very enjoyable stay and I would definitely not hesitate to stay here again.

Lovely hotel with very friendly, welcoming staff

I stayed here for a couple of nights during a business trip and was very pleasantly surprised given the price. The two women working in the breakfast room and on duty during the night were really welcoming and friendly, and my ground floor room was very quiet, comfortable and had lots of nice little touches, including complimentary water, home-made cookies and a complimentary decanter of port(!). The breakfast was really lovely too. Great value for money, would definitely recommend.

I have just come back from a 1 night stay at the kemptown house with my boyfriend. Second time staying here and we loved it. The hotel is a boiyique style with only a few rooms. We stayed in a beautiful cosy double. The decor is gorgeous and the service is great. We love the area, you can walk to all of the main shops and bars within 10 minutes along the front. One of the nicest hotels ive stayed in.

DO NOT STAY IN THE "SMALL ROOM" - This was a fantastic hotel otherwise. Staff were friendly and couldn't do enough for you. Décor was great, food was excellent but the size of the "small" room just ruined the stay really. Either upgrade to the larger rooms or find somewhere else.

One of the smallest rooms I have ever stayed in! Also parking close to the guest house can be extremely difficult (£9.50 for hotel parking permit). Great attention to detail and helpful service though in every other aspect.

very pleasant stay (2 days). Room comfortable enough, lovely bedding. Shower room exceptionally small "tiny" or "cosy" are the buzz words to describe it. If you imagine the bathroom on a Japanese cruise ship, it is slightly smaller than that !
