Pros: Location, staff & food.
Cons: More considerate neighbours.
Location: Pretty much on the seafront, 15 minutes to The Lanes, great resturants etc it's all within walking distance should you want it.
Great location, staff & food. We stayed for the marathon what a great breakfast.

My friends and I booked the hotel as we were taking part in the Brighton marathon, each raising substantial sums for charity and paying the costs involved ourselves. When we checked in we were told that the hotel would not be able to support our request for an early breakfast the morning of the marathon and any requested options of having cereal left in our rooms (apparently the dining room is locked overnight) were declined. We were told that there would be no staff at the hotel until 7:30am (too late for us we were leaving 7:45 at the latest) so they couldn't get anything out the kitchen for us until then. However, I found out later that there is night staffing the premises. I don't understand why he couldn't have arranged cereal, fruit and coffee. Also, I have since read another review which states the hotel arranged breakfast for them The night prior to the marathon we were awoken and 2:50 am with neighbours having a party in their garden. Clearly good sleep (like a good breakfast) is important for a marathon. I asked the night staff if they could ask the neighbours to be quiet. At 3:50 I eventually opened the window and asked the people to be quiet myself, the apologised and moved inside, which leads me to suspect that the night porter did little about it. Alas the night after the marathon we were again woken by the same neighbours at 4am. Perhaps a downfall of being in one of the back single rooms. Very nice B&B in Kemp Town, Brighton.

Pros: Cleanliness. Modern bathroom fixtures. Good mattress on bed.
Cons: The coffee at breakfast wasn't great - even though the rest of breakfast was very good.
Location: Kemp Town, near all the sights and tourist attractions of Brighton, eg Royal Pavilion, the Lanes, nightlife.
I stayed one night in this B&B and thought it was extremely clean and well fitted - out..good bed and spotless bathroom. The single room is extremely small but I'd been made aware of this fact by other reviewers. It was fine for one night. On a quiet street, away from the rowdiness of the seafront but still very close to all tourist attractions. Very nice choice for breakfast..not just the usual full english. Staff were very accommodating when I asked to leave my bag for a couple of hours after checking out.

Pros: Friendly staff. Good location
I booked a single room for 13th-15th March 2015 and I am very happy about my stay. Although the room is small, it provides everything you need throughout. The hand wash, shampoo are of good quality and the facilities are very clean and tidy.The wifi is stable and reliable as well. Breakfast is hearty and good too! The accommodation locates at a very good location and the neighbourhood is safe and quiet which makes it a nice place to take some good rest. The staff are very helpful and friendly which makes it an even more pleasant stay.

Nice hotel close to the attractions

Lovely weekend away staying at kemp townhouse. Nice decor, large king bed and like the bottled water and nespresso. Bathroom was a very small wetroom and no baths even with king room. Our grand king was next to the front door so noisy on Saturday night as guests returning through the night, so beware to avoid this one! Very good breakfast though and great location. Friendly staff were helpful.

Absolutely loved our stay at this hotel, wished we were there for more than one night! The staff were very friendly and helpful, the room was beautiful! Breakfast was delicious with lots of choice with a lovely atmosphere in the lounge, highly recommend!

The stay was ok. Breakfast superb. Problem was I booked the single room. It was tiny. The sort of place you have to sit sides on the loo as you get the toilet roll holder in your ribs. Worst problem is it is just below the kitchen hence from before 7 you get woken by stomping feet of the chef. Won't stay in the single again, but might try a double

I loved the small single room. It was cosy and comfortable. The staff were lovely and brought me some breakfast to my room as I needed to leave early. Parking was the only negative which is not something the hotel can do much about.
