Small friendly with a personal touch

Pros: Location and personal touch
Location: Near the beach, fairly near the railway station and the pavilion.
Welcoming. Well organised an efficiently run. Very good quality food and plenty of choice that outstrips its size. Single room pretty small but compact and cosy. Noise from neighbouring dwellings dearly in the morning. It is in an excellent location and away from the busy cente at the same time. Staff quite friendly and helpful. Very good value for money.

Tiniest room ever!

Nicely located facility but room was remarkably small. Parking on the street was at an extra charge and difficult to find. Bathroom was tiny and when you had a shower, it flooded the entire small room. Lots of noise throughout the night both from inside and outside the hotel. Location was good, close to the beach and city core. Breakfast room and menu were adequate and the servers were pleasant.

Over priced and far too small

Room was very small, bathroom was tiny, couldn't even read on the loo without your nose touching the wall! "Shower" leaves the whole bathroom like a swamp. Noisy as hell so bought ear plugs. Staff great, good breakfast but mammothly overpriced at £150 a night and the room was a "king"!!! Avoid.

Great guesthouse close to everything

A very stylish, well-maintained and well-run guesthouse in a great location. The staff were very helpful and very friendly. Delicious breakfast in a beautiful room at the front of the building. Good-sized, comfortable room. Very clean and well-decorated. I couldn't fault it and will definitely go back.

Location: Good location
This place was full of fake photos on the site ,its no where near as big as the pics look ,we got there and the girl said the room we picked would not be big enough to fit our cases ,that was true so we had to pay 50 pound a night extra to go to a bigger room .then theres no air cond ,it was so hot you couldnt sleep ,and the shower flooded evey time you had a shower .I would not tell anyone to stay there .

Lovely Hotel

Pros: - Location - The rooms (amazing) - Home made shortbread
Cons: Front door was rather hard to open.
Location: Perfect! easy to walk in to the centre of town but just out of the way to be quite.
Lovely hotel! The staff were very helpful and went out of there way to make sure our stay was perfect. The home made shortbread finished it off, all in all lovely hotel id recommend it to any one looking for a romantic weekend getaway!

Really 5*?

Pros: The staff where friendly and professional. Its position is also well placed in the town.
Cons: I'm not sure much could be improved as they are limited by the size of the building
Location: Very close to the pier and central Brighton. We found it very easy to park near by.
The hotel ( Guest house ) is on a rather grim street in Brighton, so there are no views. The hotel was nice rather than excellent so I am not sure where the 5* rating is coming from and why it is so expensive compared to other rooms available in Brighton that night. The staff where friendly and professional, the breakfast was tasty, the room was comfortable - although not huge for a "comfy King".

Guest House was very nice but when we returned from seeing Rod Stuart last Friday night at 12:30am to our ground front room, there was a heaving thumping party in the next door basement flat. We tried to sleep through it but the thumping sound travelled through the structure and the kids shouting outside travelled easily through the single glazed window. All the other rooms were booked and the night manager advised this had been going on at weekends for a month so we drove home and got back to Sidcup at 3am. They need to sort this out with the environment agency! Money refunded but no offer of an invite back for a second chance to redeem themselves.

Booking through Expedia

Cons: Double glazier windows
Arrived with my five year old grandson (booked with Expedia) told children over ten are only allowed as any younger might disturb other guests. The noise of the sea gulls through the night made more noise than anyone as rooms only have single glazing.
