I loved this hotel. My room was quite luxurious; I had a walk in closet and the perfect tub for bubble baths. The service was wonderful. The staff were friendly and helpful. The restaurant was very good. And I really loved the neighborhood. It is a very pretty walk to Old Town, but it might seem like a long walk if you are not used to walking. I loved the fact that it is far enough away from Old Town to get away from all the souvenir shops and crowds. It backs up to a lovely park, and the Royal Botanical Gardens are on the other side of the park (again, good long walk to get there). I will definitely stay there again. It was perfect for me.
Well organized, comfortable beds, very neat and clean, full breakfast. Our room was cold so we called and left a message for the owners who live on the property. Within 10 minutes we had a knock on the door and heat in the bedroom and the bathroom. There is no bath but a good if small shower. The room was comfortable but not large and there wasn't enough closet space to hang all of our clothes, so you may want to pack light if you plans to stay more than 4 or 5 days.
Linda was an absolutely lovely and accommodating person. She booked a cab for our very-early morning flight and left a lovely packed breakfast (sandwich and fruit) for us in a cooler outside of our door. No doubt that I would stay there again.

The property is located about 15 minutes walk from downtown. Very clean and modern style- I love it! Heated bathroom with kitchen that you can make/cook breakfast. Floor to ceiling windows- with a lot of natural lighting. I just love this place! There's milk in the fridge and some breakfast cereal and a fruit bowl that welcomed us. My husband and I stayed here with our 11-year old son and it was perfect. The only thing is it didn't have any laundry option which I was looking forward to.
I was humble to have had an opportunity to stay in such a magnificent georgian house appartment. Every effort made to create a little luxury like welcome kit, kitchen roll milk etc which made our arrival easier. I would not hesitate to stay there again if I went to Edinburgh.
