Quiet, detached, modern, tucked away property, just 10 minutes walk from the town and harbour. It has plenty of private parking for three cars and its own EV charger. This single story, former Coastguard's Boathouse is a short 4 min drive to the beach carpark, or a 25 min walk. The property has 2 bedrooms with king size bed in both, one with shower and toilet ensuite. Its modern bifold doors replacing the old garage doors and a half hack door for the front entrance, with just one step in, its level floors are suitable for less able guests. Pets are most welcome and there is a large walking area 50 meters from the property which has in its self, views over to Holkham marsh and the sea. It has an outside area, with seating, to make use of the south-facing aspect of the property. Having been recently modernised, with underfloor heated, it's built to the new 2024 building regulations with fire specifications, specifically for holiday letting properties, with bedroom two, having an access door to the outside space.

This house was perfect for all our needs. The en-suite had a slight drain smell/issue, but we just used the other bathroom.The house is beautiful & walkable in Wells and the beach. Will definitely be back
