I stayed 2 nights here. The pool was inviting and refreshing. I did now eat breakfast in the dining area, but did later get a fruit smoothie in the evening, and it was delicious! Room was fairly clean, though the sheets were a bit threadbare. Air conditioning worked great.
We had a great stay at this hotel, great price quality, very friendly staff. Unfortunately, you could hear a lot of noise in the rooms from traffic, slamming doors, ... and breakfast wasn't great (only few continental options like toast and jam, the rest were warm asian options).
While not easy to find at first, I really liked the quiet location of this hotel/guest house. The staff was very friendly and tried to help on every occasion to make my stay more comfortable. I was also making heavy use of the free bicycle to get to restaurants, the mall, and to explore the city. The hotel has a nice communal seating area with the kitchen and a large fridge. The rooms are spacious, very clean and have large windows to the backside coi pond. I loved that on the day of my check out I could stay until 5pm to hide from the heat of the day before heading directly to the airport.

My review for Sireeampan Boutique Resort & Spa for three days stay. This hotel have a nice feel to it, Its cozy and feels like staying in a Thai castle. I'm only give this property a 4 stars because its missing a some critical personal preferences otherwise they should get a 5 stars no questions asked.
1-Rooms size: we stayed in the suite and the suite was spacious. For the facilities provide in the room was good and very much expected from a 5 stars hotel. The only comment i had was the entertainment cable where the channels were limited and there wasn't many options to watch. The also provided apple tv in the room however it was very slow and pretty much couldn't play anymore hing due to slow internet.
2-Food: the menu for the food was decent and including several Thai dishes. The hotel provides creative way for Breakfast they call it "anytime,anywhere" basically you want throughout the day and its served in a picnic basket. This meal can be eaten anywhere in the property. The really know how to make you comfortable. For the rest of the day menu for both (Lunch/Dinner) it only includes Thai food.
3-Hospitality: when you first arrived they gave us a nice welcome drink/canapés it was nice. The staff and of the hotel were avery friendly and try there best to make us feel welcomed. The hotel provide a shuttle service from/to the hotel and its free from charge. They will take you anywhere in town.

Lovely hotel across from the main shopping centre and about 5 minutes by taxi from the town centre. It is within walking distance to some of the nicer suburbs of Chiang Mai with lots of cafes and restaurants.
The staff are very pleasant although not always fluent in English. A google translate app would be helpful.
The food in the main restaurant is fine but unfortunately the service is friendly but poor and the staff understand very little English. After a couple of tries, I opted to eat next door, in the pub section where the same menu is available and I didn't have to get up from the table to look for an employee to order further items.
The hotel is clean and pleasant and I would not hesitate to return
