"We stayed for an entire week and loved our stay. James and Amanda were very kind and helpfull and made a delicious fresh breakfast every day. The room was nice, clean and tidy. The location was perfect for visiting Eninbrugh while also visiting other cities by rental car, because we could park for free. Highly recommended!"

"The staff was very helpful in that we arrived early in the day and they permitted us to leave our bags there while we walked around the city until check in. It was very clean and a great location."

Amazing host, fantastic breakfast, brilliant old leather chair in room 1. Gareth, the owner couldn't do enough for us. He even gave us a bottle of prosecco for our wedding anniversary (see photo). Highly recommended

Great stay. We arrived a bit early and the room was ready. Close to a tram stop or about a 30 min walk to princes street. Plenty of shops, cafes and bars nearby.

Even before arrival Hilary couldn’t have been more helpful and friendly. We were able to check in a little early without any difficulties. The building was beautiful and the lovely open fire with complementary wine in the lounge was so relaxing. We stayed in the regent room which was really cosy with a huge comfortable bed. Breakfast was really nice too. A little walk from the station and princess street. It was definitely worthy of all the other fantastic reviews. We will definitely be...

Everything is perfect. From customer service to facilities. The moment you enter the house you know that the property was well kept. Would definitely book again if given the chance.

The staff were excellent here. Very attentive and helpful, and the checkin and checkout were very quick and smooth.
The breakfast is basic, but good. If you prefer a proper hot meal, there are many restaurants and cafes in the area.
The room and hotel were clean, but without keeping the window open the room started to smell a bit musty, but not overly so.

I spent quite a while looking for the best combination of location, reviews, appearance, price and convenience and must confess to having been a little sceptical of the high scores I found at such a modest cost. But I found that they are totally justified. I received an upgrade on arrival and my hosts could not have been more helpful, giving me information about places worth visiting, local transport and options of where to eat etc.

Excellent location and comfy bed, only issues I had with my room was that the wardrobe was broke and the shower would turn on and off while trying to use it. Other than that I really enjoyed the hotel room and would actually book it again :)

Thoroughly enjoyed my stay at the Dorstan. The B&B is an ideal location to explore Edinburgh being quiet & either a 20min walk or short bus ride to the city centre.
The owners were very helpful giving me a map to explore, offering suggestions of places to visit & answering any questions. Breakfast was also served promptly & with a smile.
My room was clean & tidy with fresh towels, bins emptied & tea/coffee replenished each day. Though I had a single room with no toilet or shower this was not...

A wonderful stay, the staff are really friendly and most helpful with directions. The city centre was only a few minutes walk and there is on street parking. The room was very warm and comfortable, lovely place, will recommend.

What's the difference between a Broxburn guest house and a B&B?
A guest house in Broxburn is typically a larger establishment with more rooms, offering a more hotel-like experience, and may provide additional amenities including luxury bedding. In contrast, a B&B is usually a smaller property that focuses primarily on providing a room and breakfast. A B&B is often more personal, and breakfast is typically included as part of the stay, but other services might be more limited compared to a guest house.
