My only criticism and its a more personal one is being type 1 diabetic there was no alternatives to sugar in hot drinks at breakfast or in the room, bathroom window couldnt be opened, like i say very small gripes. Other than that me and my mam had a fantastic stay, breakfast was beautiful and the room was lovely and spacious. As it was my first ever visit to Edinburgh, I was presently surprised by the lovely Coffee and shortbread welcoming both my wife and I received on our arrival. The personable welcome we received was perfect and we were assisted in every aspect of our visit with our queries on local amenities etc. The Breakfast was sumptuous, the room was very comfortable but needs a small bit of tlc in places and the property is conveniently located near to buses and trams etc. If I return to Edinburgh again it will definitely be to 'Fraoch House'. Our room was in the lowest floor (below street level), and was a good size. The bed was comfortable and the bathroom was fine; plenty of hot water (though the water heater made a loud noise when in use). They provided a bottle of filtered water, chocolate bars, tea and instant coffee, along with a hot pot. I couldn't figure out the TV, so I didn't bother with it; it was connected to a DVD player, and there were movies to borrow upstairs. The host was very helpful in regard to getting around the town; he told us that a bus stopped right across from the house that went into the royal mile area. We had no trouble getting UBERs from there. It's older and has charm. Matthew the host was solicitous and eager to please. We had breakfast one morning and it was excellent. Our room was adequate. Lack of a plug convenient to one side of the.bed and.odd chairs that tipped over when we sat in them were drawbacks. The location was a disappointment. We didn't realize how far we were from everything. There is good bus service, but if you prefer to walk to attractions it's quite a slog.
