Very welcoming

Posted 20-Feb-2017
Pros: Great value. Location.
Cons: Decor - but it is an old building.
Location: Close to station and city centre.
Well located hotel, in need of refurbishment (like a lot of buildings). Staff were very welcoming, especially the owner who greeted me himself, made me feel at home, and made sure I was settled in. Very near the station, but any noise generated there didn't bother me, to be honest. Great value.

Great location for a brief visit

Needs some serious renovations. The staff are helpful. BUT NEED TRAINING IN HOSPITALITY. TOO SEE CLEAN BED LINEN ON carpeted floor while cleaning the rooms is not hygienic.

Convenient & superb breakfast

Posted 25-Oct-2016 on Hotels
Stayed in room 8 at front of guest house, single room with en-suite + inclusive breakfast @ £35. Basic accommodation at excellent price, just what I required for 1 nights stay. Friendly and helpful staff. Very close to station, about 100m distance, so expect some noise from trains and noisy passengers waiting on the platform. If you are a light sleeper than ask for a room at the back of property. Pluses - Linen was clean, soap and towels provided, tea and coffee facilities with 4 lots milk, and basic TV. INCLUSEVIVE BREAKFAST was Superb, fruit juices, various cereals, fresh fruit, toast with jam and/or marmalade as much tea and coffee as required; this along with the full cooked English comprising, egg, beans tomatoes, mushrooms, hash browns, sausage and turkey bacon ( no pork products) will set you up for the day, brilliant! I've had lesser breakfast's in Hotels that charged £15. Negatives. Headboard light, and shaver light did not work. Noise from Ipswich railway station and streetlight from road. (request a rear room) Nit-picking - Carpet and decor could do with updating. Room rating: = 2 star Service including Breakfast: = 5 star Overall Value for money = 4 star At £35 would definitely stay again.

Pros: Close to the station and town centre.
Cons: The stairs
Location: See abovementioned
It's a good hotel for the price that you pay. Clean room and a good night's sleep. Plenty to choose from for breakfast. Ònly down side is if guests have walking problems there's a lot of stairs to the top floor rooms.
