I booked this hotel for my daughter and her boyfriend to stay the weekend and they thought it was a lovely place to stay. Room was excellent and staff were friendly and helpful.

It was a very pleasant stay. With a possible difficulty with parking due to the fair. ( Expedia did not inform us about this) As it happened we had to park on the outskirts of the town and had a10 minute walk. Free continental breakfast a pleasant surprise.

Stayed here twice on a recent visit to Yorkshire. Property is clean and central. We loved the bar down stairs and the close proximity to everything in town. Also loved that it is historical and the river Leven is a must see behind hotel. Beautiful place. Enjoyed this special town and hotel.

Light Renovations,
Hotel is undergoing 'light renovations' which it does need and you can clearly see some of the improvements already. The bed was very uncomfortable though.. wooden frames it felt like through the mattress. It was perfectly located, good wifi and no issues with service whatsoever. Good value.

Saturday night stay
Checked in a little early to a lovely room, clean and big! Everything needed was in the room. The staff were absolutely lovely and nothing was too much trouble like trying to get a taxi. Would definitely stay again if in area.

Very friendly staff. My room had just been refurbished and was very clean and comfortable. Corridors and passageways still need a make over, but think that’s in progress. Breakfast was free, but basic. Toast cereal etc. overall lovey place to stay and good value for money

Great people, lovely place perfectly pleasant stay
This was a lovely little hotel/pub in the heart of Stokesley. We were greeted at the desk and given room 4, which was large and had a large bathroom. We got help booking a cab for the football that was on in Middlesborough and waited with the landlady in the bar for a couple of drinks. Lovely couple own the place and took over in 2019 so it has obviously been a hard couple of years with covid. The bar is large and well stocked and has a good choice. The rooms are a little dated, but they are updating these currently. Nothing bad to say though, comfy beds, clean and bright. They were superb with myself and my son James and I would definitely stay again. I have read reviews saying it isn’t great, but I have to disagree. It’s not a Hilton, and you’re not paying that price tag and it has more soul than that.

The location was really good in the town square. Parking was excellent. However that’s where the highlights ended. The lady on the desk was friendly, but did feel a bit awkward with the hotel builder constantly there chatting to her. The room was nicely decorated, but the bed was hard as a rock. The television was at an acute angle on the wall that you couldn’t watch it in bed, and had to sit in the desk chair. The room lock was fiddly, and the shower, whilst good pressure was extremely noisy. Breakfast was just a mix of sugary cereals, some yogurt, and toast.

hmm, probably won't stay again.
Room (11) was freezing, TV didn't work, bathroom had a massive whole in the ceiling (suspect a fan was there), shower needed a good scrub.

A nice position
A pleasant enough stay , the staff were very friendly and efficient - The hotel is undergoing refurbishment so I will reserve judgement . Good bar downstairs and the place is surrounded by cafes , pubs and restaurants if you want to eat out there is Thai ,Italian and numerous other choices in this historic market town

This place is really a dump, I know they are refurbishing so I expected a tatty hallway etc, but lumps of filler slapped onto holes in the wall, a bathroom that looked like a child had tiled it, light fittings obviously changed as the outline of the last ones still shown with the paint in that shape etc etc, no cups in room had to ask twice to get some, no offer of help taking our bags upstairs, breakfast not included.

A decent hotel in a lovely little town.
The Leven is in an ideal location in a lovely town, with the Market Place in front and the pretty little riverside behind. There is ample overnight parking in the Market Place. The hotel has come under the auspices of the OYO group and there is considerable refurbishment going on. This did not impact on our stay. We booked a deluxe double and our room (room 2) was at the front of the hotel. It was large, clean and well appointed although there were some unnecessary stains on the carpet and blue tack on a part of the wall where something had been removed. There was also a roomy and very smart en/suite bathroom. The lack of care seemed a feature here. The check in staff didn’t know details of parking regulations, or even if we had booked breakfast. Other front desk m embers didn’t look up or acknowledge us as we went past, and housekeeping seemed a halfhearted effort whereby they made the bed and removed a used milk sachet but didn’t clean the cups, empty the wastebin or replenish the toiletries. In some ways I feel a tad niggardly in raising these faults and we had a pleasant stay at a most reasonable rate. The bottom line is that once the refurb is complete this could be a fabulous hotel - but they need to look at the small issues I have raised above. We will certainly stay here again and have no hesitation in recommending it to others. And my second recommendation is that, based on current rates, you should book one of the larger, deluxe rooms.

The hotel is located centrally in Stokesley, and as long as you are not there on the monthly market day then parking in the town square near to the hotel is fine. The hotel was in the process of being renovated while we were there so it would be unfair to comment on the rooms. The room price was fair considering

All night music.
Stayed in room above bar, which closed by 10. However the juke box was left on and played all night. Didn’t sleep at all. The hotel is unmanned through the night and the bar door was looked. I prayed for a lightning strike to cut the power, which didn’t happen. Complained in the morning and all I got was a weak apology. Never again.
