We only use new furniture, cutlery, crockery, etc.
53 illuminated steps, with handrail, down from Ridley Hill on road car parking to Woodland Terrace. Most houses in Dartmouth are serviced by a set of steps.
Sorry NO pets as we respect our neighbours, however we do accept pet at our Norfolk Broads holiday home. Please bring your own bed linen, towels, tea towels. 5 Star views from every room and garden. Easy on road free car parking within 20 yards.

We stayed for a week and where not disappointed. It's a lovely cottage with stunning views. Lovelly walks and great pubs close by. The cottage had everything we required and was very cosy.

Breathtaking views
Perfectly equipped cottage. Very clean. Stunning views day and night. Well worth the steps. Can't wait to return. Friendly and attentive owners. We would highly recommend this property.
The views from the cottage/patio are outstanding. A full view over the river and across to Dartmouth. We felt very comfortable in the cottage and enjoyed the facilities. There are frequent ferries across to Dartmouth with bus conections to Totnes. There are bus conections from Kingswear to Brixham and Paignton and of course there is the steam train to Paignton. We did feel that the condition of accessing the premises could be better explained. The steps were very steep and narrow and slippy when wet. Whilst we were able to negotiate them (I'm 70) this would be most unsuitable for persons with any eyesight/ mobility issues. Also the walks from the ferry area are very steep. We also felt that visitors should be advised which household waste collection will be taking place during their stay i.e. general waste or recycling as these are collected on separate weeks. Communication with Max, the owner is excellent and overall we really enjoyed our stay.

Rose cottage
Firstly the cottage is on the topmost road in Kingswear. Long hard walk upto cottage. There is no sign on the road to where Rose cottage is so took a while to find it. Although the owner stated 53 steps down we never thought they would be so steep and try carrying suitcases etc with self catering baggage, so difficult. The light didn’t work on the stairs and on the first night there my husband tripped in the dark. Yes the view is lovely and cottage well equipped and clean but sadly that was spoilt for us.
Location location location, could not be better (if you're ok with steps), view across to Dartmouth stunning, watching the comings and goings on the water plus a steam train! What more could you ask for?
Fabulous views and location - steps keep you fit!!
The views from the cottage are even better than the photos. We wanted to get away and just relax and look at a lovely view, and so Rose Cottage was ideal. You can pull the 2 armchairs up to the window and watch the weather change - fabulous. The cottage was well equipped and comfortable for the 2 of us. We were happy to bring our own bedding and towels as we felt the property was reasonably priced to allow for that.
In summer the patio must be great too (it was pretty cold and wet during our stay) . We preferred being on the Kingswear side and it's so easy to get the little passenger or car ferry across to Dartmouth whenever it's needed. The coastal walk between Kingswear and Brixham is really spectacular. Many other visitors seem to have mentioned the steps down to the property. They were not a problem for us (a good workout) but you do have to be relatively fit/mobile as the are very steep and a bit uneven, but that is clearly stated in the owners information. We would definitely visit again and have already recommended the cottage to several friends.
Steps....there are quite a few steps!! However, the cottage is situated in a location offering absolutely stunning views across the river to Dartmouth. The cottage is very well equipped and in an extremely quiet location. Parking is easy at the top of the steps and we hardly used the car during our week stay as we found plenty to do whether it be a trip on a steam train - station below - or a trip across the river via one of the 3 ferries. The harbour paddle steamer and steam train to Paignton trips are a must! Dartmouth offers a good variation of shops and eateries too. A very enjoyable stay and would recommend the cottage to others.
A beautiful place to stay in Dartmouth. Views from the cottage were stunning, even if it rained. Rose cottage itself was very clean and had absolutely everything you could need. The neighbours were delightful and very helpful. Lots of gorgeous coastline and countryside to explore. The steps and slopes may be a challenge for some but I think it just adds to the charm of the area. We had a lovely week and would definitely recommend.

Stunning views across the estuary and a comfortable, thoughtfully equipped cottage with a flower filled terrace in this fascinating part of South Devon. The exceptionally steep steps would be hard for people with tricky feet or hips or anyone carrying young children but the view is truly worth it.
Stunning views from the cottage, need to be fairly fit, there are lots of steps and hills to contend with.
Cottage small but comfortable and well kitted out.

I've never liked a view more
Rose Cottage is well up there among the best holiday homes we've rented and I wouldn't hesitate to recommend it. The house itself is impeccable and the communication with the owners rapid and reliable. But the main thing is the view: it's hard to capture in pictures just how fine it is, and to have that view every morning and return to it each evening was something special.
If you're touring the many beauties of south/central Devon, the charm of this location easily makes up for the few extra minutes' driving time. The National Trust's Coleton Fishacre estate, walkable or a short drive away, is idyllic (better than many of their more famous properties) and the many local walks along river or coast are also exceptional. This is a lovely corner of the world, so much so that the many local attractions, like steam trains and river cruises, seem almost superfluous.

A lovely comfortable cottage and well appointed. The view more than makes up for the 53 steps up to the road. It takes a couple of days to get used to them and build up some stamina but they are do-able. The double bed in the main bedroom is very comfortable, which is not always so in holiday cottages. Would recommend it to anyone, as long you are fit. A brilliant base to tour Devon and go into Cornwall.

Very comfortable cottage with a beautiful view.
Very Comfortable with all necessary appliances. The view was wonderful especially at night. Lovely walks. The steam train a definite attraction. The regular ferry very good. We only used the car once during our stay which in its self was a bonus.
Really enjoyable relaxing holiday.

Location Location Location!
Just got back from a weeks stay at this little gem of a property. The owners should be proud of the cleanliness & upkeep of this beautiful cottage. From the initial contact to the day we arrived Max made the experience a pleasure. After a chance meeting the day we arrived we found Max & Jill to be both friendly & welcoming.
As to the cottage itself, where do I start, breath-taking views of Dartmouth & the busy river. The pictures simply do not do the views justice. Everything you could need for a quiet break. Had lovely meals in The Rockfish Restaurant & The Floating Bridge Pub.
The only downside to the location is the steep banks & steps that need traversing but I suppose you need to climb to be rewarded with the spectacular views.
On the whole the glorious weather was a bonus to a relaxing enjoyable week. Highly recommended.

What a find. The most magnificent location.
When we arrived after a long drive we found the place easily with helpful instructions provided. As soon as we descended the steps to the cottage and saw the magnificent view over towards Dartmouth we were on HOLIDAY. The cottage itself is well laid out, clean and equipped offering all we needed for a comfortable stay.
Being located high up on the headland gives great views but also means going up and down steep hills to get to the ferry to Dartmouth,
We are keen walkers and the South West Coastal path is right on the doorstep.
It was great fun to be able to catch the ferry and many boat trips available.
Rockfish restaurant was quirky and fish really fresh. Great selection of individual shops in Dartmouth.
I would recommend the property to anyone fit and able..By the way great neighbours.

Stunning
The view was really breathtaking - those steps down were worth it. Compact but very well equipped, comfortable cottage and perfect for me with my 3 kids. We had a lovely chilled stay. It was lovely that the owner, max called day after arrived to check all well- nice touch. Thank you so much max.

Wow What a View
Had a lovely stay in this wonderful cottage. Very well maintained and clean. Owner was very helpful when we had a problem with the toilet cistern by sending a plumber while we were out. If they could only install a chair lift it would be even more perfect!
