Close to Fringe for us (approx 10 mins to most venues although we are sprightly walkers) so good location - great breakfast included in our deal. Shower over bath leaked badly over floor - didn't report as short break - used towels to mop floor!

The hotel is located right next to the train station in about a half a mile walk up the hill to the castle the royal mile. There are buses about every five minutes. A large variety of restaurants and department stores are nearby.

Loved the renovated rooms not the old rooms. First given room in old section which was old and tired. Did not merit amount we were paying. Complained and given room in new section which was definitely 4 stars.

Excellent location. Good breakfast. Bathroom lighting insufficient (eco-friendly perhaps).
