"A wonderful place to celebrate our birthdays & see in the New Year together. The property was spacious enough for our family of 9, clean, comfortable & beauifully furnished & decorated. The hot tub was an added bonus which we used every day & at night! Stunning location, with amazing views and just a short drive to Battle and Hastings/Bexhill. Great Communication with the host. Would highly recommend. "

"This is easily the best hotel in Rye, and, in my opinion, one of the best I have had the pleasure of staying at. Like many hotels the food was excellent, the service was excellent the rooms are beautifully decorated and the simple things like having a decent shower or bar are so well catered for. What sets this apart is the vibe of the place, you can feel the history, You can feel the culture that has been created in the team, who really understand customer service. From my first interaction with Harry on reception prior to booking, to checking in and right through every interaction I felt the ten were looking after my wife and I."

"Had a great stay at the lookout. Some of the decor is a bit dated in places. But when it was done was done to a very high standard so has worn well. The hotel has benefit of parking which is charged at £10 a day. This compares well to costs of public car parks in Rye. Definitely worth it for the convenience. Room was large and airy and well cleaned. Will be bsck"

"Really nice position above the town within reach of lovely bars and restaurants and tourist attractions. Lovely view from the hotel room and great breakfast that was included. We had a superior room which was very spacious and a lovely bed. Only negative was shower had very poor pressure. All in all nice place and would recommend. We'd definitely stay again. We absolutely loved Rye in general aswell."

"Rooms are comfortable and beds terrific. Young staff could use some hospitality training on how to be more friendly and gracious with guests, or at least a smile. Could have made an effort to be more accommodating- ie arrived just as dinner service ended. Could have offered snacks, nuts, something… Asked about GF breakfast options. Didn’t seem to know so I had to ask item by item… toast? Breakfast meats? Beans?"

"We had room 17- a review of this room last September was awful. If accurate it has now been improved as it was comfortable and we had no issues with it. All staff were very good - friendly and efficient.Breakfast was excellent. Ample parking at front of property . Grassy area at back alongside the river with sitting area was very nice. Position of hotel is great with a short walk straight into Rye which is a lovely town with many places to eat - lovely old pubs and interesting buildings. Lamb house a NT property in town is well worth a visit. We stayed for 2 nights and enquired if we could stay another but hotel was fully booked. Would have no hesitation booking again if we wanted to revisited Rye."
