"Shocked the moment we checked in we were hit with a large cleaning fee.. The air-conditioning didn’t work.. The floors were too dirty to walk barefoot. Street noise was unbelievable. The view was spectacular. Needed an engineering degree to operate the television remote. The rain, that’s mother nature - can’t do anything about her."

"I was reluctant to stay here after seeing reviews regarding pest problems a week prior to our stay. I reached out to Expedia since the 'no refund for cancellation' policy was in place. They stated they couldn't provide a refund and needed to reach out to the hotel for a waiver to provide a refund. Not sure where the miscommunication occurred, but even after confirming I wanted to keep the reservation while working on the waiver for refund (just in case), our 3-bedroom unit was cancelled without notice. When we arrived, the hotel claimed to have no reservation because Expedia authorized a cancellation. When I called Expedia, they claimed they did not authorize the cancellation and blamed the hotel. Took about 24 hours to somewhat figure out the whole situation. A hotel manager and two other members were great in finding a solution for the first night after the miscommunication and provided two separate units for us. One of the rooms was nicely updated but the second room had a major leak in the wall and flooded the hallway all night. Beds had not been made which made the room feel unsanitary. The next day, after more confusion, the manager was able to re-instate our reservation and move us into a 3-bedroom unit since the waiver was not granted. Unit was clean overall but very outdated. A storm the last 3 days caused major flooding in the living room and main bathroom. No pests at least. Overall, I wouldn't stay here again and would reconsider the booking party options."

"The 12th floor is scary so if you have kids try to ask for something closer to the ground lol other than that it was good"

"All of staff was very friendly through out the whole stay. Very accommodating when it came to extending day for late check out since my flight was at 9pm. Grounds were kept up even when first Kona low came through. "

"Kitchen adequately stocked. Sofas very comfortable. Beach chairs were in good repair. Grandkids loved using the boogie boards. We felt very safe there during the major storm that devastated the islands."

"Everything about this property was perfect. The location to grocery stores and the beautiful Napili Bay made the stay so smooth and effortless. The two swimming pools were an added bonus just in case a beach day wasn’t needed. A few times the hardest part of my stay was deciding where to lounge about. The Gazebo restaurants macadamia pancakes were one of a kind.Lastly, the communication with the owners was prompt. I was even shared local weather forecasts that potentially could have impacted my stay. "
