The room was nice but needed maintenance in terms of paint/carpet other than that it was very clean. It has a nice very view, our favorite part was the location. It was a walkable distance to many things in Kyoto. Nishiki Market is one notable space and Kawaramachi-dori Street. Easy access to bus stations and train stations. Love the space and bathtub was fabulous. Slight flaw in design in the bathroom as the tiles in front of the sink were too and a bit of a tripping hazard. The solution for us was to fold the bath mat in half and lay it that part of the floor.
