Great for kids, family, friends and dogs. Home has 4 bedrooms and two casual living rooms, 2 bathrooms. Deck off back and patio at the front of the home. This home is a casual beach rental. Sandyneck Beach: Walk straight down Sandyneck Road, past the gatehouse and along the rustic sand dunes to get to this stunning and quiet beach. You can see the tip of the sand dunes from your driveway, however, it is still a half-mile walk. Sandyneck Beach amenities include a snack shop for food and drinks, full bathrooms and outside showers. Sandyneck Beach is invigorating and inspiring. The five miles of Sand dunes can feel like you are on another planet, a wild edge to the landscape. The beach is a mix of sand and pebbles. Some areas more than others. . Smores on the beach nightly, absolutely stunning sunsets. Close to Hyannis, close to the bridge, yet feel like a million miles away from the daily grind. Dee, the property manager was very quick to respond to our questions throughout our stay. The cottage is in a great location; just a nice walk down to Sandy Neck beach which is free for walk ins, fee to enter and park; the beaches and dunes go on for miles Pros: locatio, cleanliness, lots of towels, bedding, cleaning supplies and kitchen supplies, yard area and lots of parking and quick response of property manager Cons: older electrical in house so had to find and reset breakers if air conditioner and microwave on at same time, open stairs not safe for babies and toddlers, outdoor furniture not cleaned and there is quite a bit of poison ivy in the area ##### Carol M. It offered a spacious setup, separate rooms, and plenty of seating inside and out. We had a mixup with the house cleaner - but that was quickly solved and it didn’t hamper our stay. It’s a quick walk to the beach (bring shoes to wear as it is super rocky and does hurt your feet) it’s cost money to park- so it’s best to walk. It’s secluded offering you private outside enjoyment. There are several rooms that have AC. This was important during our stay as the weather was hot and humid. Not all rooms have this, it was a little uncomfortable for the kids. Funky electrical stuff, outlet upstairs is finicky - I thought we lost power but was just a loose cord. It was simple and perfect! Would stay again. ##### Amanda S. Lots of space. The house was very dirty when we arrived and there seemed to have been miscommunication from VRBO to the owner as we were told: the house hadn't been booked since December, there were contractors in and out, and the owner hadn't been made aware of our booking so didn't know it had to be cleaned. In any case, we were refunded the cleaning fee on the first day, as we were tasked with the work that was required to get a house somewhat clean after not being rented for a while, which was pretty overwhelming ahead of trying to host a family dinner the day we arrived. Laundry, cleaning floors, scrubbing bathrooms and the kitchen, running dishwasher as the sink was filled with old dirty dishes, vacuuming, making beds, etc. We were not reimbursed for cleaning supplies and the incidentals that are typically in a short term rental, such as hand soap, toilet paper, paper towels and the like. Great communication - The owner promptly refunded the cleaning fee and the property manager responded to communication very quickly - was very helpful and efficient. As for the condition of the house, lots of other reviews seem to be pretty accurate. Sweet house, well loved, could be more updated and looked after in terms of general maintenance and upkeep, but it is indeed a sweet house. That being said, the property itself was very disappointing. Toilet wasn't cleaned, appliances dusty, couches were filled with debris in between cushions.Listing stated 3 queen beds but there were only two. We were 6 people and there were 5 thin bath towels available. Was supposed to have 4-6 beach- only 2 available. Had to purchase even the bare basics like dish detergent, hand soap, paper towels. Some Electrical outlets were not covered. Bathroom fan sounded like a jet airliner. I wanted to be not harsh here but seriously please do not book this place. Idk if they just haven't checked on the property in a year but the reviews are SO much nicer than the actual house is. The toilet seats were cracked. There were exposed wires everywhere in the bathrooms and the light was this crazy loud and out of code heat lamp in the downstairs bathroom. Then all the windows were sealed shut with poorly screwed in plexy glass. The closet in the upstairs room had this strange stain all over it and the floors were cracked everywhere. The furniture too was very old and very stained. There were also several random holes in the walls and one of the decks felt very old and not up to code at all. Look. Im all for old houses, I'm all for cute cape cottages, but this house has been neglected. It's not just that it's old. It's sad too because the location is amazing and everything was simple but unfortunately too good to be true. If the owners just put in a couple weekends worth of work this could be a seriously wonderful place. It's a shame to see it in such disrepair. I hope the owners see this and maybe can make some changes. The house was comfortable and had a great layout of bedrooms on different levels. It was perfect for our family with varying ages and bedtimes. Nice outdoor deck with tables chairs and a grill, and another patio in front. The yard was private with tall trees and lots of birds. We loved sandy beach but also discovered Murkwood conservation land which had beaches on a tidal river and gorgeous views. Lots of other little 'gems" in the area to discover. ##### Sarah D. Stayed 3 nights in May 2024 ### 2/10 Terrible #### Connie M. 22 Jun 2023 Disliked: Cleanliness, communication, location, listing accuracy #### NOT AS ADVERTISED The upstairs bathroom smelled like sewage, the kitchen sink was draining slow, it rained through the taped window unit in the kitchen, there was water puddled under the downstairs beds, there were hundreds of huge flys alive and dead, there was a tarp over the roof, there were bulges in the sheet rock that was ready to fall because there was water damage, there was trash not taken out, there were taped switches stating circut issues,and there were small trees growing in the gutters. It was awful and I have the VRBO ad pictures vs what we endured for a week stay. With the group of family we had, we had no choice but to stay in this mess. ##### Connie M. There were roaches in the kitchen, toilets were filthy, flies dead and alive in the house, there is a tarp covering a hole on the roof. We contacted the owner/manager and advised we cannot stay there. The owner/manager canceled our reservation immediately and started refund. Because she canceled we could not leave a public review. This house is not safe for anyone. Too many problems. No lights outside. Location is great. Too bad is not safe. I do not recommend anyone especially kids to stay there. Owner collecting the money and not fixing problems. VRBO should be cautious. I had to leave and find a hotel. VRBO will not reimburse me for extra cost and my frustration. To start I tried contacting the owner five times and each call was disconnected. The rental has potential but has not updated their photos on the listing or addressed any of the issues dating all the way back to 2021\. There are several issues with this rental. I was there over Christmas and unfortunately was unable to host my family as I had intended. the grill is disgusting, the long dining room table of eight chairs Only two of them were safe, there’s 2 broken windows with packing tape, holding them together, broken thermostats, broken radiators hanging off walls, duck tape around windows, closet doors either off or falling off, cabinet doors Fell off and were never replaced or fixed, Light fixture fell off in my hand due to it being taped on with packing tape to the wall. There are many things wrong with this place that have not been addressed that other people gave in their reviews including cleanliness. I am Very disappointed and I feel some of these issues are a safety hazard especially for a little kids. Renters beware. I’m sure the owner will reach out at some point to smooth this over but my concern is that these have still not been addressed dating back to 2021 To include a fireplace that has no plug to plug it in.
