good parking, good breakfast, perfect for the train station, good size rooms

Checked in mid evening and was cold outside. Was informed at check in that the team had been to my room and closed the curtains and put the heating on so it was not cold. Wow now that’s some check in service

everything was really good and clean. I really liked it will look forward to come back again

A warm welcome on our first visit to this new hotel, right in the centre of Middlesbrough, nearly opposite the town hall. Clean, fresh rooms and a comfortable bed - although ours was only a standard double, rather than king size. Good selection at breakfast.

Stayed two nights will definitely be staying again. The staff are very friendly and cannot do enough to ensure that you enjoy your stay.

John gave us an overview of the history of the house which was a lovely touch. They are rightly proud of their beautiful property, which exudes class, quality & great attention to detail. The rooms are excellent. Lovely and clean. Food in the restaurant is nothing short of amazing. I can recommend the steak and kidney pudding. Best I have ever tasted

I never sleep well on the first night away in a hotel, but I slept like a baby here. I found everything to be clean, well laid out and comfortable. The owners were warm and amiable when I arrived, and I really appreciated the laid back approach to breakfast and check-out. If I'm ever in the area again I'll be sure to look them back up.

The hotel is located very close to the A19 near to Yarm, however it is located in the beautiful and tranquil grounds which enjoy stunning views of the Cleveland Hills with only a very low level of noise drifting up from the A19. The staff were friendly and attentive throughout. We were made to feel both very welcome and comfortable with nothing being a problem. Easy to find from main roads. After driving for 4 hours through the rain I was pleased to arrive at my destination. The hotel appeared a bright, happy star on the rainy horizon. The reception area welcomed me with it's serene, peacefulness. Staff only too happy to come to my help late on a Sunday evening. My room was large, cleanly furnished with a vast bathroom that I could have had a party in. The room was comfortable and perfect for catching up on some late night desk work. I slept well...

Short stay for family visit so didn't try the restaurant. Bed room excellent, Hypnos mattress very comfortable. Bath room was a little "tired" and could do with a bit of a re-vamp but that's all. Very clean, will definitely stay again.

The staff and ambience of the hotel were lovely and we were sad that we couldn't stay longer.

Lovely one night stay. The Sunday lunch was delicious, the room was lovely with a huge round bath. Staff were all helpful and friendly. Nice breakfast. I'm sure we'll return.

Better than expected. Don’t write off these hotels. Way nicer than many upmarket properties out there.
