I stayed at room 405, with a view of ski resort but windows cannot be opened. The 2nd night, I was waken in the midnight by noise of dripping water outside, it snowed heavily outside. there were false alarms calling from 4am. No one staff has explained what happened and calmed down their customers. The false alarm stopped at 10 eventually. I found the floor was wet, but not closed to the windows. Believed the wet is leakage from upper floor where onsen is there. Guests can smoke in the hotel lobby - making the lobby very stuffy. Sunday breakfast was buffet type - very good quality and reasonable number of choices. Mon/Tue only have set breakfast. If you are not too use to traditional Japanese type of of food, you might not find it too attractive. The hotel has seen better days but is clean and reasonably priced. The staff went out of their way to help us in a town where we were the only nonjapanese.
