"Got to be one of the best hotels I've stayed in - let alone Venice which is particularly difficult to find value for money in such a tourist heavy destination. We moved out of our old hotel which was horrible and had AC that did not work - it was a nightmare of a place - we moved into this hotel and it was heaven. The rooms were spotless, the AC was perfect and modern. All facilities in the rooms were excellent and modern. The bathroom although shared was very clean and looked to be recently installed. No matter anyway, as it was just everything you need - you even have kitchen facilities - kind of totally unexpected but great for convenience and families. The breakfast was amazing although we had to rush so didn't have chance to try a lot of it, but it's included in the price. The staff were so helpful and friendly - there is a 24hr reception - so someone is always on hand if you need any help or something should go wrong - this is an amazing service really. Basically if you are thinking of staying in Venice and need a hotel, look no further. Can't rate it highly enough."

"Loved the location of the hotel plus very friendly and helpful staff 10 out of 10 for them the breakfast was delicious and plenty of choice was lovely sitting outside having breakfast looking at the canal and bridge the room was lovely one down side was occasionally we had an odd smell in the room assumed it came from the drain in the bathroom but as we only slept in the room it didn't bother us the hotel is a little tired but it adds to the character the room cleaned every day which was nice over all we would go back as the staff and location makes it a lovely hotel"
