Extra hoops? Every cottage owner provides instructions as we did. Instructions do vary. So it's good to read them[which we did send to you]. many rentals do not provide linens, for example - the guests bring their own. We provide them, and make the beds. The vast majority of rentals do not accept pets - we do - so you got to bring your pet. Most cottages do not provide hot tubs - all our cottages have hot tubs - nice ones. The hot tub at your cottage has a brand new deluxe hot tub with a beautiful 180 degree view. And the cottage is designated a "Premier Rental" by VRBO for several years. Items that are consumable or disposable are not provided. That's up to the guest. We provide a very nice, exceptionally clean place to stay, which has a huge property with much privacy, but still convenient to everything guests come for. We try our best to provide an excellent experience for our guests. We're sorry for all the extra hoops you had to go through to bring those garbage bags and coffee filters.

This is a lake view cottage, very close to the lake, on an acre of land. You may want to consider trying one of our other cottages that are lake front. Thank you for staying with us.

We have superb housekeepers and our cottages are known for their excellent cleanliness. Each winter we do a deep cleaning and make necessary repairs and improvements. Your hot tub, a major expense for example, was brand new a couple weeks before you arrived. At this time of year, our cottages have seen a great deal of usage, but we don't know specifically what the issue was here. Comments written or oral, are what we rely on to correct any issues. Again, we appreciate your comments.

Sandy thank you for your very nice commenyts and for being a great guest. Fyi - there is a very popular diner up the street at the corner, and the #1 creamery in NYS is a 1/4 mile beyond that. Penn Yan is 6 minutes west, where there is a great super market and quite a few places to eat. Hopefullt next time you will check those out. We're pleased you had a great time. This all comes down to one thing - guest arrived with 2 dogs for which he had not paid the pet fee. When advised of this, guest was adamant that his dogs should stay for free. Given the choice of paying the pet fee or leaving, guest paid the pet fee and stayed the full term of his booking. Other criticisms mentioned in his review never came up. This cottage is 100yds from the lake and can be accessed, as many guests have done. It is listed as a "lake view" cottage - not lake front. Our guests have often walked down to the water with their kayaks, or just gone in the lake.

From square one this subsitute guest made it clear they were not wanting to be here. Their friends, the original persons who made the booking had to cancel at the last minute and we allowed them to send their friends instead of losing their deposit, as they were beyond the cancel date. The people who showed up were completely unfamiliar with our instructions, and despite several attempts to explain how to connect with the wifi, they couldn't get it. They are the first ever to have difficulty using the wifi, which is excellent. They came in winter, during a period of heavy snow, but we know of no ice, which they never mentioned while there. Likewise, we have no idea of what debris they are refering to.. Plus the ground was covered in snow. No matter what we did for these guests, it was never enough. It was very obvious they did not want to be there.

Our cottage is advertised as a LAKE VIEW cottage. We advised guests that they could access the lake by walking down to the water by the street. Our guests have been accessing the lake in this manner for years. Normally lake view cottages have no lake access. Instead, guests went down onto someone's private beach, which is in front of our cottage. Certainly the private beach of someone else's cottage is more inviting, but it is obviously not part of our property, and 'assuming' is not a reason to do that. For their benefit, we also made them aware of a public beach within walking distance if they preferred it. But our ad clearly states this.is a lake view cottage.

This property is advertised as a 'lake view' cottage about 100yds from the lake. Anyone, including our guests, can access the lake in the area by the water that this guest referred to, simply by walking around the short break wall. Our guests routinely use this access point to launch their kayaks and canoes, or just sit by the water, where it is very peaceful with great lake views. The properties adjacent are private and have small signs indicating that. This is to prevent people from hanging out on the private properties. But anyone can walk into the lake and use it. We routinely have a pest control service attend to each of our cottages a couple times a year. there are a couple mouse bait boxes outside the cottage which attract and wandering mice, which prevents them from going inside the cottage. We have those same boxes by our house and we have 2 dogs. Dogs cannot get inside the boxes, and the bait is not harmful to dogs, and they cannot get to the bait. This is a rural area. There are mice. Because the vast majority of our guests are from urban areas, we find the boxes very effective at preventing an occasional mouse from getting inside the cottage and causing discomfort for our guests. We apologize for any confusion about the dishwasher. We have removed it from the list of kitchen items. This is a well maintained property on an acre of land in close proximity to the water. It has a hot tub, fire pit, and outdoor grill with furniture, and offers a high degree of peacefulness and privacy, while also only about 6 minutes from the nearest town for shopping and eating out, and walking distance to the Outlet Trail - excellent for hiking, jogging, or biking.. It is 2/10 of a mile from the @1 creamery in NYS - the Spotted Duck. And is centrally located to many area wineries and breweries. Guest was correct - they hoped for something which was other than what was clearly described. This cottage is listed on VRBO as a 'Premier Property' for good reason - superb guest reviews over several years.

Guests were respectful of the property, which we appreciate, and we cannot blame them for wanting to get the most out of their experience. Our cottage is advertised as 'lake view' - not lake front. It is 100yds from the lake and has a view in 3 directions, which is partially blocked by two lake front cottages and some trees. We let our guests know that, despite being 'lake view', they can still go down to the water's edge by walking down the street to the water, and if they want, they can go in the lake or put kayaks in. There are also benches there if they want to sit by the water. The "Naval warfare center" to the north of us is in reality, a benign Navy access point to Seneca Lake, which is used by crews that take turns tending a Naval sonar testing platform 3 miles out on the lake. Because Seneca Lake is not land locked, it's under national jurisdiction, rather than state jurisdiction. There are no weapons in use there. None. There are science experts that come to the platform from several friendly countries, in addition to the US. Seneca Lake is unusually deep and has other characteristics which make it an excellent location for deep water testing. Also, we have a security camera [which the guests are advised about prior to coming to the cottage] for exactly that - security. The old mansion has had minor vandalism by area kids on occasion, and the camera helps us protect the mansion, which is currently unsafe for people to be walking around on it's large porches - which is why we advised these guests not to do that. There is a notice on the house to let people know that for their own safety. Lastly, we advise people to text us for quicker responses due to the huge influx of phone calls, emails, and texts during our peak season. It is simply very busy.

This property is advertised as 'lake view', not 'lake front'. It is 100yds from the lake. Every once in a while someone rents it expecting to use it like it was lake front. Most guests are very pleased to be able to be that close to the lake and also be able to access the lake. Obviously this guest expected more. We were pleased to have these guests nonetheless.

Thank you for staying with us Donald and for sharing your experience. We try to keep our cottages in excellent condition, and always replace things that begin to wear out. Because of Covid, we have had much difficulty finding replacements for many things the past year, including hot tubs and hot tub parts and covers. The wait has been close to a year.
