We had deer field for our back garden and we even witnessed a deer give birth just meters away from us on quite morning! They people who run the business are so friendly and helpful. "We loved everything about our stay at Townhead from the glorious views to the cozy and thoughtfully planned house. Communication with the manager and the housekeeping staff before and during the stay was prompt and kind. The welcome drinks and food meant we didn’t have to run into Peebles when we first arrived. We unpacked and would have happily stayed much (much!) longer than a week. It’s a wonderful area to walk and explore but really, you’ll want to stay home and read or write or draw....

"We were a group aged nine to eighty. There was a lot on offer to cater for us all. There were nine of us and the place was big enough for us to spread out and enjoy varying activities. A bus stop outside going into Edinburgh was a bonus. Would highly recommend it. Does Scotland proud!"

"This property is a jewel in the beautiful countryside of Scotland. The Annex is a very clean, very comfortable vacation place. We considered canceling all other plans for the remainder of our vacation to stay here. Spacious eat-in kitchen, sunroom, large bedrooms, large bathroom, make for an amazing stay here. The kitchen is equipped with everything we needed to cook breakfast and dinner and celebrate a birthday:) The grounds, the garden and beautiful views can definitely brighten your day....

"Little gem of a place. Inside all new. Well stocked kitchen with all pans /utensils you might need. Log burner will heat the whole house so very little central heating required. Hot tub also log fired and we were surprised how quickly it heated the water. Sitting in it at night was a joy. Really good experience"

"The property was filthy. We reported the issues whilst we were there, and were advised to put it onto a feedback form when we left. We did this and have had no acknowledgement whatsoever. Nothing was done to rectify the issues during our stay either. The first night I arrived, I went to climb into bed and found that there was mud and grass on the sheet when i lifted the duvet.
