"We arrived and our room door was wedged open. The digital door lock did not work and had to be reprogrammed. The bed had a plank under the mattress to hold it up. There was a strong smell of cigarette smoke in the room. There were residents wandering around and could have been in our booked room as it was not secured. The communal area was dirty and the bins were overflowing. If you have a car bigger than a Corsa you will not have enough room in their marked car parking spaces. To top it off there was 2 people at the rear of the building smoking weed. I spoke to someone on the phone to tell them the issues and they were not bothered. I asked for a full refund but this was refused. They show an AA 4* accreditation but this accommodation would be lucky to get a 1*. We did not stay here and booked into a different hotel which was fantastic. AVOID AT ALL COSTS!!"

"We enjoyed our stay. Staff were friendly and efficient. Couldn't fault them. Room was perhaps a little tired, although the bathroom was good and clean. The only issue we had was on the day of checkout some horrendous drilling started above our room before 9am. We intended to stay close to our checkout time of 11am, but had to leave before 9:30am as the noise was so bad. When I spoke to reception, they without any issue took some money off our bill as compensation. Am sure they would have moved us if we were staying longer. Was happy with how this was resolved."

"Mixed experience overall. The stay got off to a frustrating start as I wasn’t sent proper check-in details or a working link. I had to call five times before getting through, with long waits and disconnections. Even then, they kept sending the same non-working link until they finally gave me the code over the phone. The location is great, right in Lincoln city centre, with parking a one-minute walk away (£12 for 24 hours) and plenty of food options nearby. First impressions were good, with a clean entrance and a comfortable room. The bed was very comfortable, with clean sheets and fluffy pillows, and the bathroom was also clean. However, there were issues. Under the bed was dirty with a build-up of dust, and there were stains on the bed runner. The walls are very thin, so noise from other guests travels easily, especially late at night. Major concern: I accidentally left my sandals behind and contacted the property immediately. I was told to email, which I did, but I’ve had no response. Given how quickly rooms are cleaned, it’s difficult to understand how they could not have been found. The lack of response is extremely concerning and raises serious doubts about whether lost items are handled honestly. I would strongly advise not leaving anything behind."

"Booked this very last minute as we were booked to stay in the Tennyson round the corner but their front door failed and we could not get access to the property. Stayed here before so knew it would clean and comfortable and safe to come back to after an event in the city and we would not be locked out of the building "
