8/10 Good

"Room was supplied with tea, coffee pods, sugar and milk alongside cooking equipment apart from scissors! It was clean, but noticed quite a bit of dust in certain areas of the room. The courtyard was not like the images but still able to fit 4 people into it (3mx3m). Great stay lovely location and lots of character to the room. One of the downsides was the extractor fan in the bathroom wasn’t working but wasn’t too much of an issue :) The tv was placed in a lovely spot so you can watch tv and be on the sofa bed! Thank you for the stay- very cool place!"

"Was a bit worried upon reading the previous reviews, didnt need to be. Its a basic hotel, but its clean, the staff are friendly and helpful. The water in the shower was hot within ten seconds. Location is also fantastic 2 mins walk either way to the beach or a bustling street of restaurants and shops Recommend and would stay again for sure."

"Comfortable base for exploring the city. Located in the heart of Kemptown, it is surrounded by shops, restaurants, and bars, and is within easy walking distance of many of Brighton's attractions. The staff were friendly, professional, and helpful throughout our stay, making check-in and any enquiries straightforward. The room was spacious, clean, comfortable, and well suited to our short stay. The bed was a double, which was adequate for us, although some travellers may prefer a larger bed. As the property is a heritage-listed building and age, there is no lift and access to the upper floors is via a narrow staircase. Sound insulation is fairly limited which is to be expected in a property of this type. Light sleepers may notice noise from neighbouring rooms or outside. Breakfast, served a few doors down at The Charm Hotel. The selection included both a buffet-style full English breakfast and a continental breakfast, providing plenty of choice to start the day. There are a small number of paid parking spaces directly in front of the property. If they are full, there are other nearby parking options, and the staff are happy to provide advice. Overall, this is a straightforward property offering the essential amenities and we felt it was good value for money. While it met our expectations, some travellers may find it falls short of what they expect from accommodation marketed as luxury, particularly in terms of the building's age, accessibility and room features."
