No 1 Braefoot Cottage - country retreat on the River Tweed at The Yair
No. 1 Braefoot Cottage is located on the picturesque and private Yair Estate, which is situated on the banks of the River Tweed, in the heart of the Scottish Borders, approximately 35 miles south of Edinburgh, 6 miles from Galashiels, 5 miles from Selkirk and 7 miles from Melrose. The Yair is the perfect base from which to explore that this part of Scotland has to offer and is ideally suited to those looking to enjoy the outdoors.
A traditional grade 'B' listed stone cottage forming part of the Stable Block, No. 1 Braefoot Cottage comprises of a large kitchen/diner and sitting room (with wood burning stove!) on the ground floor, one large bedroom (that can be configured as either a twin rom or a double) a further double bedroom and a bathroom (with a shower over the bath) on the first floor.
The front door opens out onto a large, private and enclosed garden.
There is also use of an old stable, where guests can store bikes, walking equipment, fishing rods etc. It is here where guests will also find logs and kindling for the wood burning stove.
The property is let as a whole and guests will also have access to a Tennis Court (shared with guests staying in the other properties on the estate). The property also comes with a permit to fish for trout on the Tweed and guests will have access to the private stretch of water at The Yair. Simon Fishing may be available, at additional cost, during the months of August though to November.
Nestled in the Tweed Valley The Yair is perfectly located for visitors to enjoy a range of exciting country activities. From the tennis court, fishing and walking on the estate itself to the near by mountain biking trails, golf courses, spa treatments, boundless hiking routes and adventure centres, there really is something for everyone.
The Southern Way (Scotland's coast to coast walking and cycle route) quite literally brushes the walls of the property!
Rental is fully inclusive of linen, towels, logs etc and the cottage comes fully equipped with all white goods (dishwasher tablets and washing powder provided), TV, DVD player and wifi.

From the word go lovely to be in spacious atmospheric cottage In fabulous setting great walks on door step , and right by the river tweed .Attention to detail so good everything we needed.
Cannot recommend enough. Secluded comfortable stay in a beautiful estate. Great owners and check in process was perfect.

We’ve just returned from a fabulous 4 night stay at this delightful cottage.
The cottage is clean and cosy with comfy beds and good quality pillows and bed linen. It’s in a peaceful setting surrounded by beautiful countryside and gardens.
It’s in a great location with Edinburgh and the coast within an hours drive.
I would highly recommend this cottage as a peaceful escape from the hustle and bustle of everyday life.
The cottage is in a lovely location on an estate with superb walks from the door (Can walk up to the moors with excellent views or along the river). It's not far from the railway station in Tweedbank for trip to Edinburgh and some lovely places nearby like Melrose, Peebles and Kelso for independent shops and cafes. It is a cosy cottage with a comfy sofa and log burner and it was great to be able to sit out in the cottage garden with views of the forest and pretty flowers. Walking along the Tweed in the evening or visiting the walled garden was a bonus.
Great cottage - really well equipped-including lovely Arran toiletries! Great to be able to explore the estate and play tennis. A power cut made the stay even more of an adventure for the kids and we were glad for the log burner then! Lovely welcome cake provided too!
A delightful cottage in an ideal location. Thoroughly enjoyed our time at the property which fully lived up to our expectations. A very nice touch was the freshly baked cake left for us - yummy! We would definitely recommend this property to stay at.

Just had a lovely week in this cottage. Delightful surroundings and Oliver made us very welcome. Exactly as advertised, everything you need to make your stay comfortable. Lovely local walks, and great for touring the borders. Would definitely recommend.

Exquisite spot for walking, and great for discovering the Scottish Borders. The Yair estate is beautiful, and the owners very friendly. The cottage was well-equipped, well cared for and very clean. Recommended wholeheartedly!
