"Perfect quick one day stay! Front staff was absolutely very friendly and so helpful! I really appreciated the hospitality and how clean the hotel was. Did not smell like smoke or anything.. extremely clean. Location was also a plus! Very close to restaurants and bars. The garage next door was a big plus! Will definitely stay here again!"

"Excellent location! Everything was clean, well-maintained, and beautiful. Parking was easy to find along the street, and we felt very safe in the neighborhood. "My wife and I stayed at the Frances Modern for a weekend getaway. Our goal was to find a relaxing, “little bit different” place to stay, convenient to downtown- we were seeing a concert at the Moody Center. The Frances Modern delivered. This small, boutique, hotel was beautifully appointed, but relaxing and casual. The room was unique & spotless, with character you don’t find in chains. We spent much more time in the open air sitting area than I ever imagined we would- but the coffee, sparkling waters, books, games, etc were all so inviting. Communication from the staff was great. We’ll definitely be back!"
