No air conditioning so midge central

Pros: The staff were friendly and helpful, the room was clean, the breakfast was good. Convenient for water bus.
Cons: Turn on air conditioning in autumn, winter, spring
When I asked why the air conditioning wasn't working I was informed that it was turned off this time of year (November). As a north European I don't enjoy sleeping in a sweat box so I had to have the windows open. Despite mosquito curtains across the open windows I got midged to death. I had about 30 swelling bites on every part after 4 days. Made me thankful when the holiday was over! I expect air conditioning to be on in a hotel given a 3+ star rating. Apart from this the staff were friendly and helpful, the room was clean, the breakfast was good.

Great hotel

Best hotel of trip in europe. Staff is friendly, room is clean and confortable. Location is good, only 10 mins walking distance from train station and 1 mins to waterbus station, but it is a bit hard to find the hotel, it does not have a big sign. Over all it's a great hotel and Venice is a lovely city.

Cute little hotel among the backstreets of Venice

Lovely little hotel, the only peculiar thing about it was that we were given a room with 2 single beds rather than 1 double. This didn't bother us too much though as the room and bathroom were spacious. We'd advise anyone staying here to have a route to the hotel planned in advance as we struggled to find it after a late night flight. All in all the staff we really helpful, and the breakfast was great. We would definitely stay here again!

Perfect for us

Pros: I liked the easy access to to the airport bus and the railway station, and to the waterbuses for exploring the city. The staff were lovely.
Cons: I can't think of anything to improve.
Location: It is a 10 to 15 minute walk from Piazzale Roma. There are shops and restaurants close by, and the main sights of Venice a 20 min vaporetto ride away
We had 3 nights in Venice and this hotel was perfect. We had no previous knowledge of the city, but knew that we did not want to be too near the busy tourist areas such as St. Mark's. When we got off the airport bus at Piazzale Roma, we were able to walk to the hotel from there. For anyone who does not want to walk, there is a waterbus stop (Riva de Biasio) near the end of the street where the hotel is. We were warmly welcomed, and the breakfast was excellent. All the staff were pleasant and helpful, and spoke good English. Using the waterbus we were able to get to all the main tourist sights easily. We had an evening flight to go home but were able to leave our cases after checking out, and go back for them after some more exploring. I was even offered an umbrella as it was raining that day! We had a wonderful 3 days. I hope to go back to Venice one day, and when I do, this is where I hope to stay!

Exceeded all expectations!

Pros: Location, breakfast, staff.
Cons: Internet connection could be better, but it was good enough (definitely not a deal breaker).
Location: Away from the busy areas, but still easy to access main sites . Some great local eateries nearby. Excellent proximity to train and bus stations.
I traveled with my parents, we really enjoyed our stay. We had two rooms next to each other on the second floor; I especially appreciated being "upgraded" to the second floor (I think our rooms were supposed to be on the ground floor given the price we paid, which would have been unfortunate because it's right next to the breakfast area). Full breakfast was excellent. Rooms were very comfortable (small, but typical for Europe). Staff were incredibly helpful, even before we arrived (I pestered them with several emails, all of which were kindly replied to). Highly recommend, and would definitely stay here again.

Delightful and quiet

This hotel is off the tourist path, but within easy walking distance to everything. We had 4 great nights sleep in peaceful surroundings before hitting the streets every day. The included breakfast was fresh and plentiful, and the wait staff were really pleasant. The bathroom was clean. Plenty of water pressure in the shower, and fresh towels every day (if you required them).Highly recommended.

Do not Plan on a Goodnights Sleep

Location: Close to Piazza Roma
Hotel was not the easiest to find. Hotel staff friendly at check in. Worse nights sleep ever!! Bed mattress springs poked you in the side and back, complained to the front desk and they said they would fix it and did not, tried to check out early and they would not let us without a big charge blamed it on Expedia's commission charges, really!! Breakfast- cold eggs and charge you extra if you want a hard boiled egg!! Would not recommend as we have stayed in Venice before that had far better sleeping accommodation's for the same money.

Great hotel in Venice

Pros: the price was reasonable.
Cons: the mattress was not very soft. Would be nice if all rooms could get wi-fi.
Location: It is located in the less touristy side of Venice with lots of restaurants/cafes near by.
We booked this hotel just a few days before arriving in Venice mainly because of the price. I was very pleasantly surprised at how nice this place is! From the start, the staff is incredibly friendly and helpful, the room is clean and nice looking, and breakfast is included with your stay. The location of the hotel wasn't too hard to find. We tried to ask a water taxi driver to take us to the hotel, but he said there's nowhere for the boat to park near the hotel and told us that it's walking distance from Venice St Lucia station (where we got off the train), so we took his advice and walked. Yes, you have to cross over 2 or 3 bridges, one of them is a big bridge with lots of stairs, but the other 1 (or 2) is much smaller. It took maybe 10-15 minutes of walking with luggage for us to get to the hotel from the station. well worth not having to pay anything! Also, from the hotel, Rialto bridge is about a 15 min walk, and St. Mark's square is probably closer to 20-25 minutes walking. There are signs all over pointing you in the right direction, so pretty easy to find the main attractions. We walked everywhere from the hotel and didn't bother paying for a water taxi or bus. Breakfast was decent.....not a ton of choices, but not bad for a free breakfast! My only complaints are that there is no Wi-Fi in the rooms (unless you get a room on the 1st floor - which we didn't), and the mattress was not very soft. Other than that, the hotel was very nice!
