Location is ideal – just a walking distance from train station (some 10-15min) and all local amenities. We stayed in room No 8, bathroom was massive, great shower, Molton Brown toiletries, you just need to ask at reception if you run out. "Very friendly guest house - I was welcomed and made to feel at home straight away. I only stayed for one night as the Hilton Leeds (my usual place) was full. The room was small but tastefully decorated. The lounge is really nice with comfy seats. The breakfast was very good quality and well cooked. The whole experience was very relaxing and only 20 minutes from the city centre. Recommended."

"Easy to see why this property gets such amazing reviews! Lots of parking right outside (ensure to request a virtual parking permit in advance) - fabulously clean, room with an incredibly comfy bed (really important to both of us due to back issues). Shared bathroom no issues, spotless and no waits even tho the property was fully booked. Breakfast absolutely fantastic, people lovely, and a very short walk to the city walls thru the park. We will be back - fabulous stay - thank you!!"
