This hotel beat my expectations. Such a cute, simple and clean beachfront property. Staff was extremely accommodating and answered any questions for us. Besides being directly on the beach, it is very close to many good bars and restaurants. I highly recommend this place and will book again if I am back in Tulum.

Property was exactly as advertised. Staff were incredibly friendly and helpful. Hotel is low-key, quiet, and mellow. Great location on the beach with easy access to restaurants, bars, etc... The communal kitchen was a nice amenity. Beach had nice loungers/palapas for guest use.

This place was perfect! The staff are exceptional and make you feel at home. The property is gorgeous and right on water. The room was cozy and just right. I would 100% come back here! I did not want to leave.

Great stay!
We stayed here recently in mid-January. The hotel staff was amazingly nice, helpful and attentive. Your room is stocked with two free bottles of water every day which is great (they also had a water cooler on site so you could full up your own water bottle, I thought that was really helpful). There’s a little shared kitchenette to make coffee or cook (we used it to have snacks in the morning but there were pots/pans so you could essentially make a whole meal). The rooms were clean, house keeping was great and always replenished any toiletries we needed (shampoo, conditioner and body wash) and there were fresh towels and sheets every day. The air conditioning only works from 8pm until 8am, which is fine for us because we did spend most of the day on the beach or wandering around. The hotel is RIGHT on the beautiful beach, there wasn't any sea weed issues I read about. The beach loungers were SO comfortable, big cushions along with little side tables, we sat there for hours enjoying the ocean. The hotel doesn’t have a bar or restaurant but there is a bar right next door and several other restaurants/bars super close by on the beach. Also wanted to note that there isn’t a safe in the room, which I was surprised at first but didn’t really worry about, we don’t bring any valuables besides our passports. There was always someone on site though, whether it was at the front desk or night security. Enjoyed our stay here would definitely come again!

Keniza Beach Hotel was conveniently situated right on Tulum Beach and next to many restaurants, bars, and shopping. Its property included beach loungers, towels, a community kitchen with drinking water provided, and use of the kayak with a reservation. It features beautiful murals by an Oaxacan artist and spaces to sit around/chat/enjoy the scenery. Very Bohemian and laid-back. Overall, I enjoyed my experience and would recommend it to those wanting a place by the beach. In the room I stayed in, wifi worked well, the beds were comfortable, and two fans were provided. AC only works from 8 pm to 8 am. We visited in December so the weather was perfect without AC so AC might be necessary during the hotter or more humid times of the year. Staff were excellent in responding to my concerns and inquiries.

Super loud construction noise at 6am in the morning. The room wasn’t clean and we had to switch to another room but then the air condition was broken at night so we have to switch back to our old room. Wasn’t a good experience overall

Dear Soya Qian, First of all, the construction next door has NEVER started before 8 am on ANY morning!! Furthermore, the noise from our neighbors is entirely OUT of OUR HANDS ... regretfully! Secondly, if you look at any of our reviews regarding our Cleanliness, you will find that we have a VERY high ranking. Thirdly, the ONLY mess in your original room was regretfully left by you and your partner: you used the Beach Towels, you used the hand soap, and you "tried out" the bed ... so the things you may be implying as "unclean" were actually from your initial use of the room!! Furthermore, NO ONE was in your original room after you insisted upon moving to another room - as Housekeeping had already left for the day: that is, until 11:30 pm that night when we moved you back to that room - due to a faulty AC unit. Contrary to anything you have said, we standby and pride ourselves in our standard of Cleanliness, as well as in our Friendly, Courteous and Accommodating Staff ... regardless of the hour of service.

Nice stay at Keniza
Lolita and Sam make you feel like FAMILY when you stay at Keniza. Lolita did an incredible job communicating with us ahead of our stay about transportation, check-in, etc. Once we arrived, Sam was always there with a big smile ready to help us, telling us about the hotel, the area, things to do, etc. Location of Keniza is perfect for exploring Tulum, everything is just a quick walk down the beach. And the hotel is a great place to unwind at the end of the day or at the beach (without paying exorbitant fees that other hotels in the area charge).

The staff couldn't have been friendlier or more helpful. The location was perfect for strolling the beach strip and lounging in the sand. The communal kitchen was nice to have to be able to make some meals and cocktails at 'home'. We really didn't want to leave!

Nice location, clunky-unideal stay
It seems Keniza is going through some major changes. We originally booke Keira’s beach house and it changed its name a few weeks before we arrived. The hotel was still working out the kinks. There were spaces around the property that were used as storage instead of open guest areas. We had no hot water in our room. Our transportation from the airport no-showed. The room was a bit musty and damp. The hotel takes “eco” hotel to a new level. No coffee in rooms. No hairdryers or electric appliances allowed to be plugged in. No breakfast service. Basically, it’s a nice location with friendly staff (if you can find them). Sam (at reception) and Lolita (lives on the property) were super helpful with all our “issues”, but at the end of the day, it was a beautiful stay with “first world” frustrations. Both Sam and Lolita recognized the issues that resulted in a less than ideal stay for us and they bent over backwards to try and resolve them. Their actions definitely helped! They upgraded us to the penthouse due to our issues and considering we seemed to be the only guests there. The penthouse room has a beautiful balcony facing the ocean, but is no nicer or more high end than the other rooms — just slightly bigger. The beach wasn’t combed in the mornings so seaweed was an issue. All in all, I can’t wait to come back to Tulum, but I’ll let Keniza work out its kinks before returning here.

We loved staying at Kira's Beach House. Pros: -Area is great and you get to have your own private beach. Room 5 is the best because it's beach front and you get a balcony with two lounge chairs. The view is amazing! (We stayed in room -You get access to a kitchen and refrigerator. We went to the closest supermarket and bought coffee, creamer, and beer. -The host is super friendly and accessible at all times. -This hotel doesn't have a bar that is staffed but the hotel next door does. We were able to buy drinks from them and sit in our lounge chairs (DON'T have breakfast there! They used paced picante sauce for our huevo rancheros. That is a sin given that we are in Mexico.) Cons: -When we were there (November 2018) there was construction going on so the place looked a little disheveled especially the kitchen. It needs a little more cleanliness. -Leave your iron, blow dryer, and flat iron at home! The hotel is eco friendly and doesn't allow for you to iron your clothes, blow dry, or flat iron your hair. -I wish they still had the breakfast option. It's hard to find a good spot for breakfast. (You have to go El Barracuda Restaurant frekin bomb!) -The seaweed sucks! We visited Tulum in 2014 and the beach was turquoise and amazing! Not the case now. There was long rows of seaweed everywhere. The beach was dark filled with seaweed. It was a nuisance when getting in the water and having to look at the rows of seaweed. Kira's is worth the stay! We will definitely be back!

The hotel was below our expectations. First of all, we arrived at night and had a very hard time with finding the hotel because there were no signs and the entrance looks like a house rather than a business. Then we couldn't get in for half an hour because the door was locked and no one responded even though we ringed the doorbell all throughout this time. Finally someone from next door helped us get in by shouting to the receptionist who was staying in her room on the second floor. After checking in, we settled in our room and soon after, we found out the water is not working so no flushing the toilet or showers for that night. Another disappointment was that the breakfast was removed from our reservation (with a small refund of $5/person/day) and the whole place was half under construction. It seemed like we were the only guests in the place as they were going through some restoration. By the way, they don't allow using hair driers or flat irons, because electrical system cannot support the load apparently. The only good thing was that the receptionist lady was very friendly and kind and tried to help us out given the circumstances. She also upgraded our room to one with ocean view, but as I've mentioned, the whole place was empty anyway. The hotel has a nice location in Tulum and some nice views of the ocean and the beach but it definitely needs some improvement of hotel facade, amenities and service. It's definitely over priced given what is being offered.

Honeymoon at Kira’s
Our stay at Kira’s was amazing. The location directly on the beach was perfect. We came during off season and were upgraded to an amazing room with a huge terrace overlooking the ocean. Lola who works there was so sweet, welcoming, and accommodating. You are right in the middle of everything on the main beach road, and can easily walk to some of the best places in Tulum. We can’t wait to go back!

What a great place to stay in south Tulum!
We actually stayed at Kira's during some renovations and upgrades but we never heard work going on and it did not affect our stay at all. Our ocean view room was fantastic and the constant ocean breezes kept the room very comfortable during the daytime when the A/C is off. The coming upgrades will allow for all day A/C use I am told. Our host, Lolita, was always there to assist with answers or recommendations. Overall, it's a beautiful property along a gorgeous stretch of beach.

Yes, we know the hotel was extremely quiet; but then again, it IS the low season and even the surrounding hotels are entertaining fewer guests at this time. However, regarding the "no breakfast”, we are confused by your comment. Contrary to what you wrote, we did in fact send you an email 5 days prior to your arrival (via Expedia Partners) advising that breakfast would no longer be available. In addition, we told you that we reduced the already discounted price of your 4-day stay because of the “no breakfast”. Furthermore, upon your arrival, we upgraded your garden-view room to our deluxe ocean-view suite. Now, regarding a “rarely-manned” Reception office: our Supervisor/Receptionist was on-site during the regular Reception office hours, though not necessarily IN the office - as her duties also demand time out-of-the office. Nonetheless, during your stay, she did her best daily to make you feel welcomed, offering suggestions on things to see and do, etc. So, despite the “rarely manned” reception, compounded with the fact that you were our only guests at the time, we do hope your needs were met and that you enjoyed your stay. Kiras beach house- A must book in Tulum!
We had the most incredible experience at Kiras beach house in tulum for our honeymoon! The manager was very kind and accommodating, he even upgraded us to the sea view room as it was our honeymoon! The room was immaculate and was well air conditioned throughout the night. There is no bar but you can have your food and drinks from next door brought over to you which was great. We cannot recommend this place enough and hope to return again sometime. Thanks Thomas and Kiras beach house!

Great location on the beach
We recently stayed at Kira’s beach house and couldn’t have been more impressed. The room was exceptionally clean, breakfast was served fresh every morning and the location is ideal walking distance to many bars/restaurants. The staff was very helpful in recommending things to do and places to go. I would definitely stay here again.

Kira's Beach House is a prime spot to stay in Tulum. The location is A++ and if this place had a "walking score" it would be 1 trillion percent. I was in Tulum for my friend's wedding. Some of my other friends were spending close to a grand a night to stay at Sonora which is only a few buildings up from Kira's. And their rooms weren't even on the beach side of the road. Yes, the uber upscale resorts hotels like Sonora have nicer amenities. But if you want cool vibes, friendly staff, clean rooms, good breakfast and awesome location at a reasonable price then stay at Kira's. If you have unlimited funds and you are super bougie... then heck you should also stay at Kira's. There is no shortage of expensive bougie stuff to do in Tulum.

Beautiful stay on the pristine Tulum beach
This hotel is amazing. We just returned from a 6 night stay. Everything from the friendly staff, delicious breakfasts, exceptional room and views. Really cool vibe with beautiful murals, and a super low key feel. Tomas, the hotel manager, was available and very helpful with questions about Tulum and advice about day trips. Also, conveniently located within walking distance from multiple restaurants, shops, and boutiques. Bikes available to borrow as well as beach toys and games. Truly an amazing vacation for us and our two teenaged sons.

Kira's is a wonderful tranquil spot right on the beach at Tulum. The room was great for the four of us and we had a private porch and access to two different decks right on the beach. Drinks are available at small clubs on both sides of Kira's. There are ample restaurant options mere steps away. The staff worked very hard to make us comfortable and were very diligent and pleasant.

A perfect family stay
Kira's Beach House was a great place to stay. The rooms were very clean and large. WiFi works well throughout the place and even on the beach. They serve a good complimentary breakfast. They have air conditioning and fans which can come in handy if you're not ready for a transition into humid heat. It's right on the beach with a great layout. You basically walk from your room to a perfect sandy spot. There are chairs and hammocks right on there, and a beach bar next door in case you want a bite or drink. They were incredibly helpful about any need. They have many bikes on premises. Whether you want to use this as a base to adventure or just relax for days on the beach...both are easy to do from here.

Friendly boutique hotel
Kira's appears to be a converted house-to-inn with approximately 6-7 rooms total. My wife and I stayed on the 1st floor with a walk out slider to the beach, which was very nice. The room, bathroom, A/C were all excellent. It can be a little noisy in the morning for those of us who like to sleep in to 9am. The staff was very friendly and helpful. Breakfast was included and decent but a little redundant. The beach is gorgeous. The parking was cramped, don't try to bring anything larger than a compact car here.

Great little spot for heavy sleepers!
Nice little property in a great location, but very, very loud. Generators, water pumps, and the occasional overly talkative early waking staffer made it difficult to enjoy a good nights sleep. If you're a good sleeper, have at it!

OK room and experience for the area. Great beach.
We were charged at the hotel that was significantly different than quoted on Orbitz. We were charged 22.2% more than the price Orbitz quoted and was told that it was a "local tax". think twice about this place if you don't want a room rate suprise.

Tulum Experience
Thomas at the desk was very nice spoke good English, which was helpful. The room was large and modern. However, no plugs in the bathroom for hair blowers, actually they don't want you to use their plugs anywhere. And.....just saying.....you can not put toilet paper in the toilet, (that is at all of the Tulum Hotels!). The shower was wonderful, great water pressure, large area. The beach is to die for, goes out in either direction for long walks. Nice breakfast every morning. Free bikes to use.

Lovely hotel next to beach
Amazing location and incredible price. Staff very friendly and accommodating - thanks Tomas! Place is very clean. If checking in late do let them know beforehand. Amazing spot with your own beach! Free bikes are great. Nice breakfast included. Not a lot of amenities but it's great for the price!

Tulum beach is out of this world hot weather B sea
New here’s 2018 yes romantic perfect day sea was very blue went to super ath casa banana WOW Wow sulking pig duck bacon Bloody Mary red wine got back to the hotel put on are swimming suits and in the ocean is in the ocean goth water log and covered in the fine sand very very cool went to the room and had a long shower put back are swimm suite put on the tunes rock and roll baby rock and roll 1200 happened sparkling wine slow dance till 3:00. Am it happened with are feet in the ocean . THE hotel right beside had no control on the beach bar filthy and very loud music very late::( :(

Beautiful ocean front access
This is a great location with a stunning beach backyard. The hotel is small and friendly, always clean and very peaceful. A/C only runs at night in the rooms, so be mindful of that and the electrical rules of the area. Our A/C was broken our first night stay which was not fun, but the hotel was very nice in trying to accommodate us the best they could the next day in another upgraded room. We would definitely stay here again! Great hotel for the price we paid.

Amazing stay
We stayed 6 nights and felt right at home! The entire house is well kept the breakfast is amazing and the beach views are exactly what you think of when you think of Tulum. Exceptional care and thoughtfulness is put in to everything they do!

Nice place, but many little annoying things
The good: Great location. Close to lots other hotels and restaurants. Spacious room, clean, with large bathroom. Responsive housekeeping during the day. The bad: Kira's (perhaps mistakenly) tried to charge me $300 more than the hotels.com reservation price upon check-in. I showed my confirmation email and they adjusted it, but just keep en eye out. They put us in a different, pricier room than we booked so perhaps that's why they were trying to charge more. Out of 5 days, we only had hot water for 2. Cold showers. Told them about it and they said they would fix. They didn't. On the second day one of the shower knobs came completely off and water was gushing from the hole (and the showerhead). Ran out and asked if they could cut water to out room temporarily so we could screw the knob back on and not flood the room and nobody knew how. The sinks also had some sort of weird angle that splashed water everywhere, even the floor, just for simple tasks like washing hands or brushing teeth. You get power all day every day, but AC only from 9 pm until 6 am. There are other hotels in this area with 24 hour AC. Would have been worth the extra $ just for that. They "serve breakfast from 7-10 am" but the only day we got up early to eat the cafe was still closed and lights out at 7:45 am. Didn't go back.

First of all ,thank you very much for your visit, and thanks for your commentaries ,we are working on those litle issues,and abaout the over charging,was a mistake that we corrected inmediatly,and no hidden intentions are tolerated in Kiras Beach House. Sorry for the shower inconvenience, is been repaired, and it would have been fixed inmediatly ,but you never let the reception know abaout it otherwise mantinience would have fix it in a question of minutes.So we are not excusing ourselves or the staff,just clearing things down to the raelity.Still we hope that you decide to visit us in another ocassin so we can Pamper you with atentions. Perfect stay in Tulum
My friend and I stayed here for four nights and loved it. The staff is wonderful and friendly. The beach behind the hotel is perfect for swimming or relaxing on a lounge chair under an umbrella or palapa. Enrique made us breakfast and coffee which were delicious. They also have bikes, boogie boards, and sea kayaks for you to borrow. The beds are a little stiff and the shower is not warm, but it's warm enough in Tulum that you won't really mind. Wifi worked well. Location was perfect for going to the beach and walking/biking to shops and restaurants nearby.

This was a great hotel, with excellent staff. This was just renovated when we stayed, so they are working out a few kinks, none of which would warrant any negative review. The staff are excellent and will make your experience memorable and special.

Clean and comfort right on the beach
We had a great stay at Kira's. Staff were friendly and very helpful. Room was spacious and clean. Right on the beach, near shops and great restaurants. Free bike and kayak rentals. Complimentary breakfast was great too, fresh eggs/omelets to order. Wouldn't hesitate to stay here again.

Great hotel! Staff was very nice. Perfect location
Our flight got delayed so we almost missed our check in time. I was able to text the hotel and they kept the front office open for us. So helpful... not a huge resort at all but it's everything we needed while traveling. Coming back soon for sure!!!

Great Location right on the beautiful beach
We spent our anniversary by spending 4 nights there. The best thing about this hotel is that it is located on the very nice beach area. If you love to spend most of your time by the beach, this is a perfect place. the staff is very helpful. the only thing is that the hotel should have mentioned that the AC is only available from 9pm to 8am.

Worth every peso.
My entire stay at Kira's was fantastic. From the beautiful beach to the fantastic staff. Everyone was incredibly helpful with everything that I needed. Bonus points to the little store they have attached to the hotel that sells everything from bathroom supplies to beer and wine. Great for anything that you may have forgotten on your travels. The town can be a little on the expensive side but worth every peso. Ask for Tomas when you get there. He will make sure you are taken care of.

Nice, inexpensive hotel in the heart of Tulum
Kira's Beach house is a perfect stay. I think it is a little less expensive because it doesn't have a restaurant... walk down the beach for 30 seconds and you will come across one. They offer a space to make breakfast, and I believe make it for you. there is a market right next door that sells eggs.The hotel was exactly what we were looking for. They rent bikes and locks so you can get around town. The staff is nice, and the rooms are very clean. I would stay here again for the great price!

Very nice small hotel in Tulum
Excellent location directly on the beach. Very quiet. Free bikes, in very good condition. Good breakfast, customized Very friendly and efficient staff, who handled nicely the situation during a tropical storm.
