It is a pretty good location, about a 10 minute walk from Ueno station. And less than a 5 minute walk to find places to eat, 7-11's and other stores. The staff were helpful when checking in and out and even helped us with our bags up to our room. My only criticism was that the bed was clunky and made noises when you turned over as the side of the bed looked like it was loose and some of the slats weren't sitting right. There were also no towels to shower, although being late at night (checked in just before 11 which is the latest you can check in - after 12 hours of flying and a 4 hour layover) there was no staff available to ask.
