Frost is a lofted tiny home for couples in Hocking Hills, Ohio, with a private 2-person hot tub, wood-burning fire pit, and propane grill. It sits on Notestone Reserve, our family-owned 14-acre property in Laurelville, about 7 minutes from Rock House and 20 minutes from Old Man's Cave. Sleeps 2.
Quick Facts
• Sleeps 2 in a lofted queen bed
• 1 full bathroom with a larger shower than most tiny homes
• Private 2-person hot tub, fire pit with firewood provided, propane grill
• Kitchenette, coffee bar, Smart TV, Bluetooth speaker
• Starlink WiFi
• Shared game room on the property
• Self check-in with keypad
• No smoking, primary renter 21+
Most guests spend the whole stay in their own lane: hot tub, fire pit, patio. Frost is one of four tiny homes in a small cluster at Notestone Reserve. Each has its own outdoor space, with privacy panels around the hot tub and natural tree and shrub cover between units. The game room is a short walk away when you want it and easy to skip when you don't.
Named for Robert Frost, who spent his career paying close attention to the woods around him. It suits the location.
Check-in and Check-out
Check-in 4:00 PM. Check-out 10:00 AM.
Early check-in and late checkout depend on our schedule. Fees plus tax:
• Late checkout to 2:00 PM: $75
• Early check-in at 2:00 PM: $35
• Early check-in at noon: $50
Send us a message and we'll tell you what's open.
Sleeping
• Lofted queen bed. The beam above sits about 29" from the mattress, so sit up carefully. Lying down, it's perfectly comfortable.
• The loft stairs are built to code, but the ceiling drops as you climb and the top step is taller than the rest. If the loft is a concern, Thoreau has five steps up to the door and everything inside on one level, no loft.
Outside
• Private 2-person hot tub with dedicated striped hot tub towels
• Propane grill with tools
• Wood-burning fire pit with firewood and a starter log ready on arrival. Extra wood is in the outdoor box at the far end of the home or by the shipping container. Keep the lid closed so it stays dry.
• Seating for two, with blankets for cooler months
Inside
• Kitchenette with pots, pans, utensils, and basic pantry items
• Coffee bar with coffee maker, coffee, and tea
• Bathroom stocked with shampoo, conditioner, body wash, hand soap, and lotion
• Bath, hand, face, makeup, and hot tub towels
• Smart TV with streaming and a Bluetooth speaker
• Starter supplies: 2 rolls of toilet paper, paper towels, a sponge, and trash liners. Pack a little extra for longer stays.
Shared Game Room (open to all Notestone guests)
85" Smart TV, pool table, foosball, basketball arcade, classic arcade machines, a racing game, Legos, card games, board games, and indoor cornhole. There's an outdoor playground too.
Hocking Hills Drive Times
• Rock House: 3.3 miles, 7 min
• Conkle's Hollow: 8.8 miles, 15 min
• Old Man's Cave: 11 miles, 20 min
• Ash Cave: 16 miles, 28 min
Cedar Falls, Cantwell Cliffs, and the rest of Hocking Hills State Park are a short drive. Cell signal on back roads is spotty, so download directions before you leave home.
The driveway works for just about any vehicle. In winter, 4WD or AWD helps on the back roads in. The Frost driveway itself is usually fine without it.
About the WiFi
We run Starlink. It handles streaming, music, and browsing well. Video calls can drop now and then, especially on overcast days. Remote work is doable with the occasional hiccup. We'd rather tell you now than have you find out mid-Zoom.
The Setting
We're in the woods and keep up with regular pest control. A ladybug or a curious spider is just Hocking Hills being Hocking Hills.
House Rules
• No parties or events, including bachelor/bachelorette groups. And no glitter. It genuinely never goes away.
• Registered guests only on the property
• No smoking or vaping anywhere on the property, indoors or out
• No fireworks, ATVs, hunting, or weapons on the property
• No commercial photography or video without written approval
• Hot tub: striped towels only, keep the cover on between soaks, and please don't set the temperature below 100 degrees. It takes several hours to recover.
• Septic system: flush toilet paper only, no garbage disposal at the sink
All guests sign a short renter's agreement after booking. We'll send it over. It's quick, painless, and helps us take good care of you and everyone else on the property.

Everything was perfect. The hot tub was a little scummy but they sent someone out right away to clean it. Was very happy with our stay. thank you Mike and Royleen.
This was my first time staying at a Tiny House and this one was lovely. I needed time away after the passing of my mom and this location gave me quiet and solace. Bed was very comfy and I enjoyed the hot tub listening to nature and the stillness. Host were quick to answer when I had a question. Kitchen well stocked and outside twinkle lights very pretty. Would love to go back again!

It was a wonderful vacation. The cabin is very clean, beautiful, and modern. Everything was comfortable, and the hosts answered all our questions in a timely manner. We will definitely come back and recommend it to everyone.
We had an absolutely lovely time at this spot. It checked all of the boxes and was exactly what we were looking for. It was unique, cozy, and was the perfect getaway for our 9-year anniversary. The proximity to trails and kayaking was also a plus. We will definitely keep Notestone on our list of spots to check out again when we come back to Hocking Hills. Thank you!

The Perfect Place to Disconnect and Recharge
Our stay at Notestone Reserve exceeded every expectation. From the moment we arrived, it was clear how much thought and care had gone into creating such a peaceful retreat. The tiny home was impeccably clean, beautifully designed, and equipped with everything we needed for a comfortable stay.
We spent a few days hiking, relaxing, and enjoying the quiet solitude that makes this place so special. Each evening ended with a campfire, s'mores, and a soak in the private hot tub under the stars—exactly the kind of reset we didn't realize we needed. It was the perfect balance of comfort, nature, and privacy.
If you're looking for a place to disconnect from the daily grind and reconnect with nature (without giving up modern comforts), Notestone Reserve is hard to beat. We left feeling refreshed and are already looking forward to coming back. Highly recommend!

Didn’t Know What to Expect—Ended Up Being Perfect in Every Way
I honestly didn’t know what to expect going into this stay, but it exceeded everything I could’ve hoped for. Check-in was seamless—I received the door code ahead of time and had zero issues getting in. The community space was a great bonus, and the entire place was spotless. Everything worked exactly as it should, which made it easy to relax and enjoy the experience.
The hot tub was already hot and ready, which was a huge plus. I especially loved the stove—we brought plenty of food and were able to cook and enjoy meals without any hassle. From start to finish, everything just felt smooth, comfortable, and well thought out.
The value for the price was unbeatable, and I truly couldn’t have asked for a better stay. I’ll absolutely be coming back and am already looking forward to trying out their other options. Also really excited for the mirror cabin to open up—it looks like it’s going to be something special. Stacy was great throughout the whole experience and made everything even better.
This was such a beautiful space! Clean with simple decor. There was so much thoughtfulness with providing guests a list of all of the local attractions, food, stores (and emergency numbers) complete with time, mileage and highlights for all. The hot tub at the end of each day after hiking was such a great addition! My husband and I visited for our one year anniversary and we absolutely recommend this cozy retreat for couples!
