Located just outside Granby, Colorado, this unique property has maintained the rustic charm and character of its working ranch days. The three story log cabin, located on 26 acres, overlooks a large meadow where cattle roamed at one time but today simply gives guests the opportunity to enjoy wide open spaces in the heart of the Rocky Mountains. Accommodates large groups. Recently remodeled kitchen and bathrooms. Additional amenities included large river rock fire place, industrial kitchen stove, Dish Satellite Cable, 72" flat screen TV, Wi-Fi, Steam Shower, large gas grill outside. Property Managers available if needed. Small cabin on property separate from main ranch house is occupied by a tenant. The number of guests is a strictly enforced policy, if violated guests will be charged a flat $1000 per night.
The bedroom set up is as follows: First Floor: 1 King Bedrooms, 1 Queen Bedroom, and Full bath (main floor bath)
Second Floor: 1 King Bedroom, 2 Queen Bedrooms , 1Bunk Bedroom with 2 Twins and Full bath.
Third Floor: 3 Twins in the back room off of the bonus room. Full bath on the third floor and Stream Shower.

Our yearly guys trip to this location did NOT disappoint. Kelly's house was perfect for our gathering. The views and seclusion was incredible. We fished, golfed and rented boats on nearby Lake Granby. Super easy to get around to outdoor activities. We absolutely did not want to leave. Kelly was really responsive with any questions we had. The house was in fantastic shape and very clean. We all agreed as a group we need to return. BIG thanks to Kelly!
This is a great property and Kelly the owner/host was brilliant.
Listing was completely accurate and the communication was good without being intrusive. We stayed here over Christmas and it was perfect. Lovely big house with plenty of space to relax, entertain and cook for a large family without issue.
The property is nicely secluded but also only 10 minutes from Granby and a large grocery store and lots of other stores nearby, coffee shops, fuel, hardware, liquor etc.

I loved the rustic feel and setting. Stargazing from the front yard was spectacular. Sitting by a cozy wood fire in the living room was a welcome respite each evening. The owner was responsive and attentive to our needs.
We stayed at Eagle Eye Ranch between Christmas and New Years. It’s the perfect place for a family getaway where kids can play in the snow outside while older adults can relax by the fire. I highly recommend this place. Also, Kelly was very responsive to any questions or concerns.
This was truly a Colorado mountain experience for us and extended family. Plenty of bedrooms, beds and bathrooms, a BIG family room with leather sofas and chairs enough for 10 to sit around the fireplace. We LOVED building a fire every night and just enjoying each other’s company. We ate most meals there and the kitchen is HUGE, which really is what you want when lots of people are putting it together. The view from the front porch overlooking the meadow was lovely. If you have a big gathering, this is the place.
Great spot up highway 40 a ways. Loved the area. Loved the place. The kitchen was well stocked. The Internet was good. No ice maker and the coffee pots don't work well though. Nothing that can't be solved. Thanks for a great stay.
A very nice property that feels authentic but with some nice upgrades to kitchen and bathrooms. Very comfortable for our group. The outdoor space with fire pit and patios were very enjoyable to use. The host were responsive in resolving our access issue and any of our concerns. With ages from 2 1/2 to 93 years old everyone had a wonderful time. Even the dog was happy to be there! It fit our needs very well
We celebrated a family reunion at Eagle Eye Ranch. The property accommodated toddlers to grandparents. We especially enjoyed the kitchen, well stocked and commercial sized! Kelly was kind and communicative as we settled into the house and had questions from recycling to wifi. Her attention to detail and willingness to help troubleshoot made us feel right at home. Thoughtful amenities are scattered throughout the house including, a steam room, karaoke machine and custom Eagle Eye Ranch corn hole to name a few. We'll be back in the winter!
We stayed at EER between Christmas and New Years with 12 adults and 6 kids. We had a blast although the temperatures were as cold as -20 at night and never got above freezing during the day. The fire places and kitchen are amazing. It is obvious you are staying in an older house that creaks and leaks. You can feel some temperature changes around the older windows and the bedrooms will get a little colder when you shut the doors on the second floor. We only had a few issues while we were on site and the Property manager Laura was very prompt to respond and quick to fix our issues. You can tell they are slowly improving the property. The views are worth all the inconveniences of staying in an older home. I would recommend this property if you are truly looking for an escape from civilization. It feels like you are much further out than you actually are. It is really nice.
Had a bit of a family reunion in August 2021 with 14 of us staying at the property and another 8 or so staying in Winter Park who came over for dinners, games, etc. The space is just as advertised - rustic, private, charming, very spacious and a nice getaway for the city folks. Location is very nice as it's close to Granby but also out of town to avoid and noise from the traffic. Owners and onsite Prop Mgmt were fast acting when needed upon check-in - excellent communication and follow-thru. Being an old home some windows are difficult for many to navigate in opening / closing, but that's not surprising given the age. All windows should have screens as bats paid us a visit inside the house twice! While it was very entertaining for our group, some might not get that same enjoyment! Some of the mattresses could use replacing for sure as it feels like the box springs are poking right through, but a few layers of blankets handled that. Some modernization in the kitchen / restrooms were a nice touch. Sitting around the patio on the chairs and enjoying the weather and tranquility was priceless! Our family plays a lot of cards / games and sitting on the hard wood chairs without much / any padding for hours in the kitchen was a little tough on some of the backsides. Cushions options would be great. Overall, you'll love Eagle Eye Ranch and it delivers exactly as promised. Superb stay and recommended for sure! THANK YOU EAGLE EYE RANCH!!
We had a family reunion at the property, it was everything we wanted. Off the beaten path, but close enough to stuff. The property was fantastic. We went hiking most every day to Rocky Mountain National Park. The only “problem” was we wish we could have opened up more windows, definitely need more screens, but it must have been a great vacation if that’s all I am complaining about.

Great old-fashioned family getaway
Eagle Eye Ranch was mostly a delightful place to stay. It is a big, old farmhouse out in the country with lots of charm. It is kid friendly and dog friendly with lots of room for a few families to stay together. The kitchen is well supplied, there is a wonderful fireplace with lots of chopped wood, and the beds are comfy with lots of warm blankets. The bathrooms are modern, paper goods are well supplied, along with dish soap, laundry soap, and trash bags. The large TV was great for movie night, and there were enough seats at the tables for all of us to eat together. The outdoor fire pit was a great place to relax. The yard was big enough for yard games, and the front porch had a nice view. You might want to bring gates for the stairwells if you have toddlers.
However, a few minor things didn’t work, and a few minor things were dirty. There is a person living in a cabin right next door (not a property manager any more), with a wandering dog, both of which we were not expecting. The owner communicated well once we were there, but there were gaps in communication beforehand, plus one major unexpected change from the VRBO listing (which has now been corrected).
Most of our group really loved the house, and it is very conveniently located. We even got to see a bear in the yard very early one morning, which we loved. However, be bear aware and don’t leave food outside or in your cars.
There are so many fun, family activities in the area. If you have kids, be sure to go to the railroad museum in Granby. Overall, it is a good vacation spot.
Rustic ambiance but has all the comforts of home. Kitchen is modern and well stocked. The steam room is perfect for after skiing. Love the huge fireplace! Road was plowed everyday so access was great. Our family loved it-Will rent again!!

We arrived early so we we're taking pictures of sign and property manager rudely asked us to move. Ok. Sorry. The twenty years olds when we arrived had an issue with the bat prevention alarm. They discussed this with property manager and she explained what it was and that it couldn't be turned off (the over 30's couldn't hear it). We understood. She then proceeded to tell us that she would not apologize if we we're offended by her dog barking. She was rude. That was all the interaction we thankfully had with her. Funny thing, I never heard the dog bark. lol! The place was just as described. The family loved the house, the poker area, DVD's, sauna, three bathrooms, big open kitchen, kitchen grill and enough rooms for everyone. What we didn't like.... we couldn't find a hand mixer (we found the beaters, but no mixer), the drawers in kitchen maybe could be labeled with what is inside. We spent a lot of time looking for stuff. The place needs to be dusted more. Overall, the family was happy with the trip. It was a 20 min. trip to Grand Lake. It is a beautiful place for a family trip.
Great old cabin with new kitchen and bathrooms. It worked out great for our group. Mattresses could use some updating. We enjoyed doing different things in the area.

Great location, needs attention.
We couldn’t open most of the windows so the house was very stuffy. One of the showers worked well the others did not. The bedrooms are very small. Weeds in the yard were knee high. Location was great!
