good parking, good breakfast, perfect for the train station, good size rooms

A warm welcome on our first visit to this new hotel, right in the centre of Middlesbrough, nearly opposite the town hall. Clean, fresh rooms and a comfortable bed - although ours was only a standard double, rather than king size. Good selection at breakfast.

Stayed two nights will definitely be staying again. The staff are very friendly and cannot do enough to ensure that you enjoy your stay.

Checked in mid evening and was cold outside. Was informed at check in that the team had been to my room and closed the curtains and put the heating on so it was not cold. Wow now that’s some check in service

The hotel is located very close to the A19 near to Yarm, however it is located in the beautiful and tranquil grounds which enjoy stunning views of the Cleveland Hills with only a very low level of noise drifting up from the A19. The staff were friendly and attentive throughout. We were made to feel both very welcome and comfortable with nothing being a problem. Great restaurant

We were warmly welcomed like old friends by the wonderful owners, Jackie & John. We had high expectations given the positive reviews, & we were not disappointed. John gave us an overview of the history of the house which was a lovely touch. They are rightly proud of their beautiful property, which exudes class, quality & great attention to detail. This was a one-night stay to watch an evening football match. The hotel was reasonably easy to find; it has a huge, free car park; the staff are friendly and helpful; the room was fine, although the building is not modern - it is a busy pub, but not too noisy. The wifi and breakfast were fine and the hotel is about 20 minutes walk to the town centre, and 30 minutes to the football ground.

Great breakfast!

Lovely hotel excellent value for money with half board, big room withe a bay window. the only thing I would say is that in the room we were in could have done with a mirror above the dressing table. My parents room was with twin beds, looked like a small room but each bed was 4 foot wide. Everyone had a sound sleep, a good breakfast and a good evening meal of which was hot. Staff very nice, friendly and helpful. Would recommend it to anyone.

Awesome guest house. I travel for work and this is one guest house I'll be booking again for myself outside of work.

I never sleep well on the first night away in a hotel, but I slept like a baby here. I found everything to be clean, well laid out and comfortable. The owners were warm and amiable when I arrived, and I really appreciated the laid back approach to breakfast and check-out. If I'm ever in the area again I'll be sure to look them back up.
