Lovely staff and very nice breakfast - the hotel has its own entrance and lift on the ground floor ( next to a covered bus stop) plus it’s only a hop and a skip away from the train station. One small issue was the air con in my room (and air con next to the main lift on my floor) had black spots so they could do with a clean. The cleaning staff look so busy and were always running about i imagine it’s just lack of staff why they might be missed.

Everything was clean, everyone was helpful and even though it's a little out of Tokyo centre, I enjoyed the peace of that and the east access to stations within walking distance.
