A bright and modern apartment of approximately 45 square metres, accommodating up to 4 people, located on the ground floor of a historic building (NO lift). The property is located in the Ponte alla Vittoria area, just a few minutes’ walk from Parco delle Cascine, and is the ideal choice for exploring the city while staying away from the hustle and bustle of city centre.

Turning the air conditioning and heating on and off is subject to compliance with current Italian regulations (Presidential Decree No. 74 of April 16, 2013, and Ministerial Decree No. 383 of 6.10.2022).

ESummer: The average air temperature must not be lower than 26°C for all types of buildings.

Winter: The weighted average air temperature must not exceed 19°C. The period during which heating may be used and the daily operating time depend on the climate zone defined by the regulations.

The apartment is located in the Ponte della Vittoria area, a lively area full of shops, yet quiet and ideal for those travelling by car who want to stay away from the hustle and bustle of the historic centre. Santa Maria Novella and the Cathedral of Santa Maria del Fiore are about a 20-minute ride away by public transport: the apartment is 400 metres from the Paolo Uccello stop on the T1 tram line (Villa Costanza – Careggi), which takes you to Santa Maria Novella Station in 16 minutes. Additionally, at the Alamanni station in Santa Maria Novella, you can transfer to the T2 line, which offers a direct connection to the airport.

Once you arrive at Santa Maria Novella Station, you can visit all of Florence’s main attractions easily on foot or via public transport.

- If you’re travelling by car, you can park for a fee on the surrounding streets (blue-line parking) or at the paid car park: Servizi alla Strada, located at Piazza Taddeo Gaddi, 22, just a 2-minute walk from the apartment.
