The location was great and near a tram to take you into the center which is also walking distance. Staff were extremely friendly and helpful and accommodating. Breakfast was very good. The room was a little outdated but served its purpose. The bed was very spacious and comfortable and it was extremely quiet.
We had a corner room at a busy intersection and were worried about the noise. Our room was so quiet at night, the window coverings blocked all the sound so we had great sleeps. Location is good, close enough to the touristy area to easily walk. Great little coffee shop across the street for your morning cappuccino. Clean and tidy. Elevator available which was great for our suitcases, but be warned it is hilariously slow. Would stay again.
The property was clean, quiet and close to the train station. Check in was easy and the lady at the desk was very helpful. The room was small but we didn't mind since we spent most of our time exploring Florence. The air conditioning was great as well.
Easy walk from central trainstation. Spacious room. Nice, old Italian vibe, but clean and well kept. Like living in a big apartment, not hotel, has its charm.
We had a really lovely time staying with Sam and team. The B&B itself was comfortable and full of character. The area was reasonably quiet also.
It was only a 20 min walk to most of the attractions Florence has to offer so very convenient.
Sam was extraordinarily helpful, he provided us with many recommendations for things to do and places to eat. It was a lovely stay.

Excellent value and feels like a true hidden gem in Florence. It’s clean, updated, and very well managed, with a lot more charm and personality than a standard hotel. The rooms are comfortable and thoughtfully laid out, with good storage space, a small fridge, a desk, and a nicely renovated bathroom. Beds were comfortable, and despite being on a tram line, it was very quiet at night — we slept well and never heard other guests.
The host and staff were friendly, relaxed, and very accommodating. Communication was quick and clear, including helpful instructions for after-hours check-in when we arrived late, and luggage storage on our departure day was easy. Breakfast looked inviting with a good coffee machine, pastries, breads, and spreads, but we often woke up around 10 a.m., just after breakfast service ended.
The location is very convenient: about a 10-minute walk from Santa Maria Novella station in a safe area. The tram stops right outside (two stops if you don’t feel like walking) and goes directly to the airport in around 20 minutes, with a bus stop right outside as well.
A great choice for couples or families looking for comfort, character, and easy transport connections in Florence.
Late arrival into Florence via train so looked for a place to stay near SMN station. The B&B was abt a 5 mins walk. Self check in instructions were provided , all worked ! It was late so we were tired. Elevator is a bit old and small so if you have a lot of people or luggage it may take a few trips! Hostess was nice , did not have the optional breakfast option.
At best, I would say this B&B was mediocre. As a single female traveler, I did not feel safe in this location. Entering the two doors the hallway was dark, and I don’t believe the motion sensor light was working. The lift would hold two people, but it was necessary to hold the button down the entire time you wanted it to move. And it was very slow. Staff was only in the building until four in the afternoon so I had very little communication with them. All of the furniture, including the mattress is old. The sheets were rough, the pillows were flat. I did not eat the breakfast. It was an additional cost that I didn’t want to pay - For something I could get for less money a block away. I do not recommend, and I will not stay there again.
On the plus side, the site and my room were very clean.

First, I'd like to thank their front desk staff, very accommodating, friendly - great job! Had an airconditioning issue, where the fault lies on "load sharing" with other guests. According to their staff, the ACs of other guests must be set to cooling so that the ACs will work as it is. It's like the AC settings are chained-up. Perhaps it's a tolerable problem during summer when the guests are very likely using the ACs all in cooling mode. Just happened that we visited Florence during mid-to-end spring - kind of transitioning from breezy to warm days/nights.

It's a lovely, historic building. The room was small but all we needed for our short, one night stay. My only 'complaint' is that being called a B&B to me means breakfast is included, which is not the case. There is an extra charge for breakfast. We were offered a wadsicount so given the convenience, its worth it. But having said that, the correspondence by text suggested that the staff would be able to help us as we are vegans and didn't know if the breakfas would 674 chatracters
Add photos of your staybe ven friendly. The staff me barrier so it was somewhat difficult. We do truly appreciatember tried very hard toga assist but there was a language her efforst though and she was really trying to help.
Love the place! would stay here again next time.
We got scammed by the apartment host in Milan! So I was very worried when I contact the host for this place regarding our possible late check-in after 9 PM, due to the delay of the train. But thank God! The host of this beautiful stay in Florence totally changed our impression on Italian people. When I contact the host about my late check-in, he offered detailed instructions with no additional charge at all, unlike the host in Milan.
The room was clean and cozy, even though a little bit old. But after all, it’s an old building. So I can’t really complain.:)

It was okay! Bit noisy due to trains, tracks etc.,
The place was nice and conveniently located near the train terminal, person at the desk was very informative, we didn’t have bfast there because we were leaving very early. The only thing I would like to pointed is that the garbage can had garbage from previous people and I dropped something and when under the bed and I noticed that it was dirty like never cleaned under, other wise I will give 5 starts.
