Really beautiful and quiet location with private gardens to enjoy in the back. Lovely and graceful rooms and fabrics and easy access to the main sight-seeing and shopping areas as well as transportation options. Would stay here again!
Staff were very friendly, the executive room was clean and the bed was very comfortable. We had a lovely stay and would come back happily. It’s on a quiet street and is close to shops, bars, cafes, restaurants etc. It’s relatively close to Waverley train station and has local transport links by bus for those wanting to explore the area. Edinburgh Playhouse and other local attractions are also close by.

For £260 per night, I had expexted more than 2 teabags and one packet of biscuits in our room.
The room was very nice, although the decor was somewhat tired.
Staff were extremely pleasant and helpful.
This property is stunning inside. Beautifully decorated, quirky layout with lots of little snug lounges. Staff were lovely. The hotel itself is just tucked away from the main theatre area which means its lovely and quiet but few minutes walk and you are in the heart of everything.
This is a lovely Boutique hotel and so different! The staff were very hospitable and the stay was very relaxing. It’s walking distance from the town and a great location for local transport - will deff recommend this place .
Such a lovely property with a garden. We had tea in the garden, which was so nice after our long flight from the US. Highly recommended!!

Was advised breakfast was available but couldnt find any menu or cost in their hotel info.
Also would have been useful if their web page mention that parking is free out side hotel from 6pm - 8am .. would have planned my travel differently
Charming property and very friendly staff. Room was large, on a quiet street. Amenities include a lovely garden, tea room, adjacent restaurant. Very conveniently located with proximity to Waverly Station.
It was a lovely boutique hotel. We had a lovely room with big old windows. Decor was very modern. It was close to the new town but really quiet. A great place to stay
We got a room on the top floor with gable windows. The room was very clean and spacious. Staff was very friendly. It's walkable to the Royal Mile and other attractions, but a longer walk (approximately a mile).
We chose to stay here due to the close proximity to the Playhouse as we were going to see a show. Easy distance from the train station too. Much lovelier experience than staying in a generic hotel room. Had everything we needed. We had a cup of tea in the garden in the sunshine in the morning before we left. We had a lovely stay.
Lovely stay,room was nice and comfortable only issue was room was hot but there was a fan so didn’t spoil our stay,very nice little hamper which had crisps and biscuits in it and bottle off water,lovely breakfast as well,was on second floor which was a bit off a struggle because no lift,that’s why took point off,receptionist was really lovely and helpful,would recommend no 11 for stay ,very close to Playhouse
Lovely stay. Very stylish interiors. Staff were fantastic. Could have done more to make our stay more enjoyable. The restaurant was closed on the night of our stay but breakfast was superb.
No air conditioning.
Have to walk up three flights of stairs to get to your room. We had the largest suite, but it’s still needed updating.
Parking lot was over five minutes away.
For $450 a night you can do much better .
We were welcomed and offered a cup of tea while we waited to gain early access to our room. We were escorted to a very comfortable sitting area to relax after our long hall flight. As soon as our room was available we were escorted to it. This gave us enough time to shower and get ready for our matinee show at the playhouse. All the staff were friendly and helpful. The room was quiet and very comfortable. We look forward visiting no. 11 again in the future.
We were looking forward to staying at this lovely looking hotel during the Edinburgh Fringe.
Paying the inflated rate we expected a friendly welcome on arrival. That didn't happen. The male receptionist was surly, didn't look up at us, and just gave us the key and waved us in the direction of our room. He lacked any warmth, personality, or manners; leaving us standing in front of him in silence.
The room was nice apart from the horrendous bed that sagged enormously, and made you roll towards the edge. The hotel must have realised this, as they had put a lumpy mattress topper on- in an attempt to hide this.
We certainly wouldn't return to this hotel.
We stayed in an executive double room which was lovely and spacious. Excellent location for Edinburgh playhouse and city centre. Located in a nice quiet street. Bed was really comfy. Staff were attentive. Would highly recommend.
