Breakfast was nice, staff was excellent, but the room wasn't nice - bed was terrible / too soft & the room was so noise - you can listen clearly what's happening on the next room / neighbours.

Pros: Location , Staff and Price
I was really surprised as I booked what I thought was a B&B in Edinburgh for one night and when I arrived I discovered it was part of Edinburgh University. The staff were excellent from the late check in receptionist who greeted me with such warmth to the breakfast staff and then finally the check out staff. I can not fault the staff in anyway as its a long time that consistently in one location the standard has been so high. Breakfast was really everything you need to start the day off in a good way. The rooms are not the biggest but are warm and comfortable, bathroom again small and overall it had a feeling of being once the dorm rooms. But for the price and location you can not do better and I look forward to staying again next time I am in the area.

Room was spacious and very nicely furnished. Able to park car nearby. Very accommodating staff regarding special requirements for breakfast. Lovely lounge with Sunday papers.

Pros: location and excellent value and comfort.
Location: Within half an hour's walk of city centre, next to new Comonwealth pool and close to Arthur's seat. Newington has some good restaurants and bars too.
Wasn't too sure how good this would be as it is on University accommodation site but the hotel was very good. Our luxury roomm was very comfortable and we enjoyed a varied and substantial breakfast. Lovely surroundings and a great view of Arthur's Seat.

Very basic room. Location to where a family member was staying was key. Wonderful staff and great breakfast. I booked just a basic room. Nothing fancy, decent value.

Good as a base

As a base for sightseeing it was great. My only complaint was that there was no where in the hotel (other than in the rooms) to get drinks through out the day. Other than that the staff were very helpful and friendly and the room clean
