From the fashionable Albany Street, this private flat is reached by a staircase leading down to the south facing patio area and front door. Both ample sized double bedrooms are located at the front of the flat, have excellent storage and come with fully made beds and towels. The primary bedroom with king size double bed has a spacious en-suite with power shower, WC and sink with shaver socket. The second bedroom with double bed also has a single day bed. The bright main bathroom has an over bath shower, WC and sink unit and shaver socket. The spacious living room and kitchen with dining area form the central part of the apartment and provide an intimate yet diverse space in which you can enjoy relaxation after a day out in the city, put your feet up, login to the high-speed fibre broadband or watch tv. The fully equipped dining kitchen has a range cooker with two electric ovens and five gas burners, a microwave, a dishwasher, a fridge freezer and kitchenware. Layout
On entering the flat you have the two bedrooms just off the hallway. The master bedroom is en-suite with a shower, WC and washbasin and has a king sized bed. Opposite the primary bedroom is the second bedroom with a double bed and a single day bed. Progressing along the hallway there is a bathroom with shower over bath, washbasin and WC. There is a utility room with washing machine and tumble dryer. From the hall you enter the spacious living room with TV. The living room leads in to the dining kitchen.

Albany Street is in the city centre/ Broughton Street/ New Town area which has a vibrant selection of shops, bars and restaurants to suit all tastes and price ranges. Popular restaurants/bars in the immediate vicinity include Pickles, L'Escargot Bleu, Barony, Magnum and Karen’s Unicorn. During your stay, live like a local, by making use of the thriving independent food shops on Broughton Street. Just up the road, visit the St James Quarter, John Lewis, the Omni Centre and Playhouse for leisure, dining and cinema. The flat is based in the city centre so it is close to all transport links, trams, buses, trains and taxis. The closest tram stop is in Picardy Place which is 240 yards from the flat. If travelling to Edinburgh by air, there is one tramline which runs from Edinburgh Airport to Edinburgh city centre. If you are travelling late or early into the airport, check if the trams are running. They start at about 6.30 am and stop at about 22.45. The Airlink 100 - Express Bus goes to St Andrew Square (South St David Street). From the bus stop, the distance the flat is 0.5 miles. Waverley Railway Station is 0.5 miles from the flat. From Waverley take the escalators/steps to Princes Street. Edinburgh bus and coach station is 290 yards from the flat where national buses and coaches operate. For more information see nationalexpress.com. If travelling by car there are short term pay and display parking spaces on Albany Street (zone 2a city centre),where charges apply 7 days a week. Out with the city centre i.e. north of Albany Street there are pay and display parking spaces where charges apply from 8:30am to 5:30pm Monday to Friday. Do not park on permit holder spaces. For longer term parking there is car park at the St James Quarter and a Q-Park at the Omni Centre which offers 24 hour parking.

Stayed for 3 nights here and it was the perfect location to strike out & explore the area. Most everything was within walking distance, which was great! The place itself was very nice, clean & modern. We really enjoyed our stay here.
Beautiful historic flat in ideally located part of Edinburgh. Within walking distance of all major attractions. Host was extremely helpful and responsive. We had an amazing time and this was the perfect place to stay.
This property was very spacious and updated. Located in the New Town district of Edinburgh, it's just a short walk to Waverly Station and High Street. We found some amazing restaurants just steps away. We would definitely stay here again!

What an amazing experience! The rental was simply amazing - spacious, clean, and beautifully decorated. It had everything we needed to make our stay comfortable and enjoyable.
The location was also perfect - near the heart of the city, within walking distance to all the major attractions. We enjoyed exploring the city and discovering all the amazing things it had to offer. From the historic castle to the charming streets and shops, Edinburgh truly is a city full of wonder and beauty.
Lovely spacious apartment, a little chilly as very few radiators in large rooms. Cleaning could have been a little better but was ok. TV was broken in the triple room but didn’t affect us. Very noisy people in apartment above, not sure if they lived there or were holiday makers.

Very spacious basement flat, clean and well fitted-out and with surprisingly good natural light. Great amenities - big kitchen, wifi, laundry, bathrooms. Groceries (fancy delis and Tescos Metro), lunch and dinner spots and coffee shops are all on the doorstep. The Old Town is 10mins walk and you can get down to the waterfront on the old railway cycle paths. The main bedroom is huge with en suite while the second bedroom is cosier with a double and a single. Nb the outdoor space in the photo is outside the front door not at the back. We definitely recommend this flat.
After a long and delayed flight from the US we took the bus from Edinburgh airport and got off at Waverly station. The tram may have been a better choice as both St Andrew’s Sq and Picardy place were close on the tram. We walked down Albany St past the beautiful Georgian row houses. We arrived at the flat and down the stone stairs to the small patio which looked more expansive on the photos but was not usable with the ambient weather we had. We opened the door and disabled the alarm with the clear instructions. Inside the 2 bedrooms were comfortable one with en suite and one with bath down the hall. The living and dining areas were well appointed as was the kitchen. The heating plant was good and the place was always comfortable. The host was accessible and replied to our questions. The best asset of the place was its location. There were numerous restaurants and shops in the area, the highlight of which was The Magnum, an upscale bar/restaurant at the end of the block with fantastic sticky toffee pudding a popular dessert. Overall, the experience was excellent and we relished the quietness of the block after the touristy bustle of the Royal Mile. We hated to leave!
It was great. Just we woke up to beyond loud jack hammering next door that went in for hours. Would love if laundry detergent was offered. Otherwise very nice
