Quaint B&B Off Beaten Path

This was a pleasant surprise. Can walk or take bus/tram from either Waverly or the airport. Lovely library to enjoy coffee or tea. Staff very friendly. Not in touristy area which we liked. Very quiet area, excellent breakfast. Would definitely return without hesitation.

Bit of a Fawlty Towers - many things in the room didn't work -e.g. Toilet seat would not stay up! No running hot water in sink, no inside door chain or bolt, bedroom had velux windows only (in the roof) offering no view at all. Lovely staff and breakfast- just needs a bit of attention to detail.

Pros: The staff!!!!
Cons: Would have liked to have been little closer to Old Town
Location: Its on the West side of town, New Town area (shopping and good restaurants) The old Town (all the sights) is a brisk 20 minute walk
The B and B was very nice. It is in West side (nice area), in New Town area, about 20 minute walk from Old Town. The best part was the staff. They could not have been any nicer or more accommodating. They were absolutely incredible. They were very welcoming upon arrival. We arrived early, allowed us to leave our bags, and provided suggestions for the day. Regardless of the time of day, they assisted with travel tips throughout our stay to include making reservations, helping with plan boarding passes, directions, suggestions for restaurants, etc. The breakfast was also wonderful and plentiful. I had to leave early to catch my flight and they had a bag of food waiting for me to take. Its worth the stay for the hosptiality alone.

Nice quiet location within short walk of main town

Pros: Lovely communal spaces with period features and large high ceilings
Cons: Better design in rooms for women wishing to style hair no dressing table with mirror near socket just not very practical
Location: La Piazzza in princess street and rendezvous Chinese in Queensferry street both a short walk and good food at reasonable price.
Beautiful period property with many retained features. Stayed in petit double and other than lack of appropriately placed mirror for doing my hair it was perfect for our requirement. Staff were all very friendly and helpful. Would both recommend and stay again.

A nice place in Edinburgh, waking distance to most things. Wifi was spotty but bfast was good and everyone was very nice.

Nice hotel with a good location

The decor of this hotel is beautiful, inside and out. The breakfast area has lovely views and it's nice to see that a lot of the old features have been kept as they are. Everywhere is also very clean. The library is also a nice touch although it has an extremely eclectic collection of books! The location of the hotel is also excellent being only a ten minute walk from Princes Street. The staff were extremely helpful and friendly but not too overbearing like in some hotels we've been to. They had lots of recommendations of things to do and places to eat. There were also a lot of extras with the B+B. For example, a coffee machine, tea, fresh bottled water and biscuits available 24 hours from the library area. However are a few issues became clear as we spent more time at the hotel. The bed itself is actually two single beds put together and so you can feel the seam down the centre. The shower/bath is very difficult to use! It takes a while to get the temperature right and even then it doesn't stay consistent. Our final issue is the breakfast. We found the eggs to be over cooked and bacon to be leathery. The haggis was a nice touch to the breakfast but it was cold, as were other elements of the breakfast while some were lukewarm and some very hot. In fact one day we decided not to have breakfast at the hotel at all and went to a cafe in Haymarket.

Pros: cleanliness.
Cons: The lift.
Location: Close to Dean Village and Prince's Street.
We had a very pleasant stay in a family house converted into a hotel. Very clean with nice breakfast. you can choose from 4 main menus for the breakfast and then you can have tea or coffee and other things as much as you like. In addition tea, coffee and cookies are available free of charge next to the library. The room was very clean and large enough for the 3 of us. Clean shower and bathroom. We could see DEAN VILLAGE from the window. The staff were friendly. 10 minutes walk to Prince's Street. Highly recommended.
