Cold showers early morning due to the owner turning off the water heater at night, and not telling us until we experienced a lack of hot water. Since no breakfast option at property, location wasn't ideal for dining options.

Perfect stay in Edinburgh
A great stay in a beautiful Guest House, which is spotlessly clean and decorated to a very high standard. The host was amazing and his knowledge on local places to eat and whisky is superb. The breakfast was lovely and there was loads of choice. Would definitely stay again.

What an amazing place to stay. Friendly comfortable, helpful and yummy breakfast. Can’t praise it enough. Will definitely be back and more people need to know about this jewel.

Unfortunately this Anonymous Guest never stayed at our property. Our check in times are 15.00 until 21.00 however we will accommodate later check ins within reason by prior agreement or if a flight is genuinely delayed. This Guest was travelling within the UK and at 11.50 pm and still no arrival or phone call from the Guest we had no choice but to close and allow staff to go home. The anonymous guest had to make alternate arrangements.

Fantastic B&B, not far from the centre of Edinburgh. Owner is lovely and really makes you feel welcome.

Great stay near the Kings building
The owner is super friendly. The breakfast is also very good to me. It is a nice environment near the Kings building area.

Thank you Jung Wei, yes we are only 10 minutes from the city centre and the Airport 300 bus stops directly outside the property.

Overall great place
Our room was a little small but overall it was a great place. Everything was clean and we'll maintained. Location is great because it's so close to several bus stops, which made it easy to get around

The owner was the perfect host. Very friendly and welcoming. Room was very clean and had a great view. The house is beautifully renovated and in an ideal location. Easy access to the city center either walking or by bus.
