good value for money

Pros: close to the venue and clean, friendly staff
Cons: fix the TV!
Location: excellent location to beach, bars, and brighton centre
hotel within walking distance to the beach and the Brighton centre which was the purpose of our visit. room was adequate even thought we couldn't get the TV to work, didn't really matter as we were only there for 1 night. price included continental breakfast which was pleasant, stafff were very friendly

This is a B=B style hotel with perfectly adequate facilities for a short stay. It is priced appropriately for what you get. Rooms are a bit tight for space, but beds are comfortable and sheets crisp and white. Breakfast is simple, but plentiful and considering hotels at 3 times this price in Brighton do not even provide breakfast, we had no complaints at all!

Misleading advert

Advert claimed to provide full breakfast but it was actually a self serve toast and fruit thing. Very disappointed as we would have chosen somewhere else had we known. Room was small with no view and was quite cold with no heating control. Bed was lumpy.

Beautiful building at a very convenient location. Rooms are basic but has everything you need. Breakfast was fine. Great for a short weekend stay. I would book again.

Okay - not the best

Pros: Friendly staff and location; no issues with arranging a slightly late checkout nor with losing a room key.
Cons: The single room was surely a cupboard in a previous life and should be advertised more clearly as not having its own bathroom. Breakfast was limited.
Location: Location was very good.
Two friends and I booked in in a double and single respectively. The location is convenient for the centre of Brighton and also for the Regency Square car park and is in a characterful old house. However the rooms were basic and the single was tiny and didn't have an en suite bathroom but used one on the landing below with no shower; the booking information to be fair didn't mention en suite but also didn't mention shared bathroom, and although I'm not sure it shared it with another room it was open to the public. I was disappointed with this given what was paid for the room (not much less than the en suite double). The double room was better if small again, with limited facilities. The TV reception was practically non-existent. Breakfast was included but was very limited and slightly odd in its selection. Cereal or toast was fine in concept but plenty of marmite and no honey? An attempt to go a bit continental fell flat as the only bread was pre-sliced packet bread and only one type of ham and one of sliced cheese was offered. Also, request a lower level room if you can't do four flights of steep stairs. Overall, could do with a bit more effort / money spending on it.

Clean, great location but pokey

We stayed on the top floor - no lift & exhausting so not suitable for the unfit/ elderly! The bed was very uncomfortable & the view was over roofs. I wld expect more for over £100.

The mattress seemed a bit old and not very easy to sleep. Breakfast was not full continental ie no rolls or croissants and consisted of cereal and toast. Basic hotel but was quiet and clean.

We stsyed ine night for a gig in Brighton. We found the hotel to be in a convenient location, had a sea view and a clean, comfortable room. The staff were friendly and the breakfast was good.

Good stay bathroom needed a little clean as there was hair in shower so not happy about that but as I was only there for the night wasn't to bothered
