Advertised as a boutique 4* hotel but is not. Very good: ease of booking Good: parking, location Adequate: the cooked breakfast was hot and the eggs poached well. The 4 poster bed was a nice feature. Below par: very limited breakfast options, and the need to decide the night before is very odd and burdensome. The business is in effect a mediocre B&B within a grand old Edinburgh sandstone house - which needs a deep clean and ver considerable repair/refurbishment. Windows are single glazed, have rotten frames and are wedged permanently open so there is a lot of sound pollution from ambulances outside. Bathroom fixtures and fittings old and need upgrading. Overall a mediocre experience

The room itself was fine and spacious. The towel warmer didn’t work in the bathroom. Overall the property is very old but the rooms have been updated so that’s a plus. The breakfast in the morning is more than lacking: coffee machine doesn’t work, everything is stale and old, and it’s first come first served and they don’t refill anything. Also, it’s a long walk away from old town.
